我的agent的确是这么说的,她非常的肯定. 而且,我这个贷款公司也允许我提前还部分
principle并且每个月少交mortgage, 唯一让我不舒服的是得交$300 fee, 所以我才发
帖询问是不是所有的贷款公司都一样, 都得交那笔钱.
如果多交了principle,而每个月付的贷款没有变化的话,那就没有必要把钱提前放在贷
款公司的账号里, 而是等攒足了余下的principle的钱的时候再付.反正最后的结果都是

多, cover closing cost之后如果还有少于, 会用于principle reduction.
您如果是自己付钱, 这个就和一般意义上的principle reduction不同. 而是paydown
新的loan amount, 主要是为了降低LTV, 来增加lender rebate或者lower rate.

按照新的loan amount算，也就是说整体可以省利息的。但是上次跟一个loan agent说
起这事，她竟然说不是的，利息都是提前算好，多还principle只能缩短还款时间，不
能减少利息数额。

前还款只会缩短还款期，但是下个月要还的利息和以前的schedule还是没有变化吧。
打个比方，下个月月mortgage 2000， 其中principle 1000, interest 1000, 如果我
这个月提前还了1w刀，按照你的说法，下个月的principle 比例会自动上升，interest
会减少。但如果银行不重新计算amortization, 我有可能还是要还1000的利息。 |
