照说本科生得让发考题们认为极其有科研的潜质,才能打败无数硕士生,发考题们才
会直接给本科生offer直攻博士;
看这份简历,我的感觉是
1.本科成绩好,会读书
2.参加了很多国内老师的项目,参加了一些海外老师的暑期短期项目,有些学术锻炼和想
法,但无明显成果,可能人缘好,会来事;但不排除夸大自己作用的可能
3.得了一些奖学金,国内高校基本上成绩好加积极参加学校各项活动,对老师会来事,自
然就能得.
3.英语写的好
4.积极参加各种活动,精力充沛,勤奋,把自己的时间,安排的满满当当的,有废寝忘食的
倾向.
5.非常有计划性和目的性,经过几年奋斗,作为本科学生,已经达到面面聚到的无短板程
度.
作为本科生,这份简历无疑是优秀的;但是却无法直接得出极其有科研的潜质的结论;相
反无数硕士生申请攻博士,由于年龄大一些和工作经历,也许本科成绩绩点低一些,得的
奖学金项目少一些,但是有实践经验,多数还会有1-2篇海外(尽管可能级别和影响不高)

就是每个月的payment 固定。
其中 loan amt * ( APR/12) = interest.
其余的就是principle.
你rate降了， 就少付利息。
principle付多少是按你自己的经济来的， 能付多少付多少， payment只是一个下限。
正常老中大多都提前追加principle, 尤其最后几年。
只不过越短期的mortgage利率越低， 所以以牺牲还款下限来降低rate.
如果30年， 15年rate一样， 肯定贷30年。
如果只剩5年， no cost lower rate， 也可以做。 只不过未必值得。 期限短限额少
。 实际操作上， 与其refin, 还不如做几个balance transfer, 现在BT deal这么多，
0% cost or 1% cost的随便每个人搞2，3万不成问题， 两口子就5，6万了， rotate
一下， 比refin还便宜。 |

The interest is calculated based on the current principle balance. Since your principle is lower than the original amortized schedule, the interest portion is lower accordingly comparing with the original schedule. |

balance比实际的多一些（差别是最后一个月付掉的principle)，然后新的loan里加了
那个月需要付的利息，一些title charge和一些财产税。我们又付了十月的原来amount
的monthly payment。所以，实际principle balance 更少一些。
今天刚刚收到新的monthly payment。我的问题是，新的loan里加的title charges 和
利息，以及balance的差价，会不会refund 给我们？
我想听听大家的经历，再给我自己的broker打电话问。

前台上次问是否要重新计算月供的时候没有提有额外费用。
再解释一下问题。
我现在的月供，$1400 = $1100 (principle) + $300 (interests).
多付$20000的本金之后。
1) 如果不重新计算月供，我下个月的月供，~$1400 = $1095 (principle) + $295 (
interests).
2) 如果重新计算月供，我下个月的月供，~$1225 = $950 (principle) + $275 (
interests).
看起来，重新计算月供后，每个月的利息支出降低了。
而如果不重新计算月供，相当于我以后每个月都多付~$200的本金+利息，而不是本金
only了。以上算法有问题吗？

况一般发生在贷款金额比较大以及需投资房贷款中，下面就分情况介绍一下:
1.贷款金额较大（Jumbo loan）:
每个地区Jumbo loan和非Jumbo loan的界限都不一样，以加州湾区为例，贷款金额在$
625,500以上的贷款叫做Jumbo loan，按照银行不同，一般会要求有6-9个月的PITIA（
Principle & Interest, Property tax, Home insurance, HOA fee）。举例来说，如
果要买$1M的房子，贷款$800K，利率是3.500%, 30-yr fixed，那么每个月的Principle
& Interest 是$3,592.36，地税Property Tax假设是每年1.25%每个月$1,041.67，房

ests，比如倒数10个月的principle是1W块，你还1W块就是减少10个月。
因为每个月的principle和interest不同，所以要拉出来明细才能计算
