利息大幅升高的可能性不高，利息提高美国经济会再度陷入泥潭。
如果选7arm，一是月付减少，二是每月供款里面本金的比例高，这样7年后你需要付的
本金比30 fixed的少。这个是可以精算的，我大概算了下按7arm 3.25%和 30 fixed 4.
0%计算，7年时间7arm 支付91393.68，本金还剩205547.14； 30 fixed支付100257.36
，本金还剩209820.11。如果预计7年后你的收入会大幅增加，或者你现在就很有钱愿意
多付点本金，7arm是很好选择。
凡事都是两面的，如果逾期未来收入会比现在好，或者现在有比较好的投资项目。选
7arm是一个很好的选择；如果逾期未来收入和现在差不多，并且没有很好的投资渠道，
30 fixed也是peace of mind。
顺便说一下群体智慧，其实群体智慧就是average的智慧，不会太低，但也不会太高.

too many rules to it and you can easily make a mistake.
In this case, I wouldn't recommend you taking money out of Roth IRA to pay
off the current property then open an HELOC for downpayment, the reason

under the claim of right per IRS regulations.... The repayment would be in
2010 and therefore you would have to reference IRS publication 525 to see
how to claim the repayment for the 2009 portion."
我不想先把钱给公司再去向IRS讨，错打工资是他们的错，凭什么要我先垫着。

09,10年初买房得到8k credit后,3年内卖房的人是否要repay 8k credit,这和你卖
房的价格有关.因为卖价决定了你卖房是否有capital gain.如何计算这个capital gain
是问题所在,IRS有清楚说明(form 5405),其中一点对卖者有利的是卖房的commission f
ee和closing cost等都将直接降低你的gain.这年头拿了8kcredit, 3年内卖房的人应该
很少能有gain的了,因此没有这个repayment的要求了. |
