没主动给她，后来她就在regristration上贴了个 ten-day extension for motor
vehicle inspection的条子。请问Inspection结果是自动进入数据库吗?还是要我把检
查结果送到DMV去。。都过去一个月了。。当时也没在意，有什么问题吗？
inspection的单子上倒写着：The results of the inspection will be transmitted

则是在2014年6月之前再去MVC inspection station做一次检查，对吗？
因为感觉这个inspection做的太快了，基本两三分钟就完了，感觉我在inspection
station里面的那个走廊，从头走到尾的功夫，然后那个做inspection的人开着我的车
在station里面从头开到尾，就都做完了，实在是太快了。在我以前的州，光做个
vehicle emission test都比这慢好多，更不用说刚登记车牌时需要的那个state
inspection了，查的又多又细又慢，那个做inspection的人拿着好长的一个清单查。
所以我有些晕，不知道这个NJ的inspection到底查了什么，实在是太快了，然后又只给
了个sticker帖在车窗钱，其他什么都没有，我就觉得是不是还有其他一些inspection
和test会陆续发信过来，让我去做。

说safett inspection包括在state inspection 里面了，同时state inspection 还包

车的左前方，有个不小心碰到停车场柱子上形成的凹坑。找了几个车行估了价，他们都
要修理凹坑，然后重新喷漆。他们都需要把车放车行3-4天，费用1000USD左右，所以我
还得租3-4天车。
现在不知道应该花钱修理了再找租车公司lease return inspection，还是先让租车公
司做lease return inspection？根据他们lease return inspection的报价再决定自己
修还是赔钱了事。但是我有两个担心：
1. lease return inspection他们修理的价格是不是比自己到车行修会贵很高？
2. lease return inspection要是知道什么地方有问题了，我自己找车行修了，还车的
时候人家会不会可以认真检查和找茬，说我修理的没有足够好达到可接受的状态？要是在
inspection前修理，他们不知道情况会不会容易混过关一些？
哪位有个leased car return inspection修理经验的能不能分享一下？谢谢你的帮助！

inspection，当时在做inspection之前check engine 灯就亮了。我的车每年都要亮一
次，每次都是断开电池，然后再接上，灯就灭了，等到做inspection的时候从来没有问
题。这次灯亮了我也没有管它，等到快作inspection的头一天，我才把电池断开，然后
再接上。第二天去做inspection的时候，第一次没有通过，那个华人师傅，就让我在高
速开车多跑跑，这样折腾了一个小时才过了。
不过这次很快check engine 灯又亮了，老朽估计我的车子这次是真的不行了。 这不到
了新泽西两个月之内要重新作inspection,不知道大家有没有比较好的作inspection的
华人车铺啊？不指望再开多久，至少再用几个月用到买了新车。 |

the dry walls (framing) can't be inspected any way;
2. structural inspections supposed to be done during construction and if

不过车的check engine灯亮了，用pocket scan读出来的code是P0421, 也就是需要更换
catalytic converter,否则无法通过NC State Inspection废气排放测试。
问了几家修车铺，价格大概在$800-1300, 太贵，不打算修了。
为了通过State Inspection, 我用pocket scan删除了code P0421，然后跑了78 miles,
check engine的灯没有亮，不过用pocket scan读出来的code是P0421 pending.
请问：
1. check engine的灯没有亮，不过用pocket scan读出来的code是P0421 pending，可
否通过 NC State Inspection?
2. 听说我这种车在删除了code之后，应该跑75 miles然后去做State Inspection，是
这样么？
3. 如果第一次Inspection过不了，第二次在可以免费做么？

示房子没有什么大问题，只是有些小地方需要maintain一下。但是没有包括roof的
inspection。
offer被接受之后（包括一个inspection contingency），我的agent建议我再做一次
home inspection 和roof inspection（agent推荐的公司）。这个花费大概在500多刀
。agent的意思是，让一个更信赖的公司去做inspect这样子可以把房子的查的更彻底，
也好和seller negotiate。
我觉得agent说的有道理，但是不确信是否真的可以和seller negotiate，如果不能
negotiate，我有必要花这钱去重新做一次吗？ |

窗左下角都贴着2个标，一个是registration，一个是inspection。
registration不需要去修车行，只要提供保险证明然后把钱交了就可以了
inspection要到车行去做，通过检查才能换到新的标签。
我刚来的时候不知道每一年都要做inspection，后来有一次去换油的时候，车行的人说
，你的车要做inspection，已经过期了，如果警察抓到你，你会很麻烦，那个时候我才
知道原来每年都要做（好像新车的第一次可以管2年）。这个大概就是你说的这个
emission/safty inspection吧。 |

如下：

2. Center pipe repair

Total: $500
想请问各路高人，这两个东西是不是一定要修，不修一定通不过Safty Inspection么？
如果要修，人工费一定会这么贵么？
而且，通过了Emisson Test之后车窗上贴了个sticker，再去别的修车店，店员朝玻璃
上看一眼，第一句话就是："没通过Safety Inspection哈，给我看看你之前的report。
"之后就报出一个稍微便宜一点点的价格。想讨价还价都没办法。

同时请教一下专家们，我们自己还需不需要再做一个home inspection.
跟2个agent 打过交道(一个休假期间托付的），一个建议买房子给offer的时候直接就
写0天inspection contingency, 说基本就是vision inspection, 大的问题一般都看出
来了，小的问题即使有，以后修修就可以了。而且现在房子难抢（三番地区），0天这
点owner也挺喜欢的。另外一个是按照10天的规定，说她通常是建议要个second
opinion, 但是她也说就1个小时， vision inspection而已。
我比较同意可以不做的观点。看了很多home inspection report, 也都是很粗糙的。大
家的经验教训呢？

，这个要另外加钱，而且跟做Inspection时一起做和单做价格不一样，后者要贵。你做
Inspection的时候难道没有问一下么？你现在可以选择加做Termite测试，然后让卖家
Fix。或者直接Walk away了。如果你很想要这个房子，选前者但是你又要花钱Inspect
，如果你不太想要这个房子了，选后者，看卖方的情况，如果他非常想卖掉房子，你可
以让他给你出Inspect费。如果不是，正好就算了。 |

这个道理好像不是这样。我自己是Agent，Inspection之前专门让客人给小费，让客人
反复问的一句话就是“要不要换？”一次我忘了事先沟通给多少，客人一不小心给多了
，两个小时的inspection作了四个小时。
看过一个房子，我指出墙体漏水，回头屋里竟然有一份Inspection Report,和我说的丝
毫不差。
我碰到过一回，inspector的report迟迟不给我们，闹了半天是seller给inspector打电
话，施加压力。回头inspection时说要换的炉子就写成了service recommended。各为
其主，一起对付的是Seller
我们的inspection只要是一颗螺丝松了，我们也可以拿着deposit跑掉。客人有一次嫌
价格谈得不够低，就跑了。
买个闹心的房子给客人，就等于白忙活了，因为是指望referral吃饭的，弄不好还砸了
自己的牌子。

inspection出房子的大问题，你可以退出，小问题可以协商解决，也可以自己解决
loan appraisal出问题，你可以退出，可以协商解决，也可以自己补钱搞定
一般人认为要先inspection再申请loan，inspection之后协商一次，loanappraisal之
后再协商一次，这样做是一步一个脚印，但是实践的时候，会发现还不如一次把所有东
西都一次协商。一个注意地方是，要和agent协调好，虽然要早开始loan的过程，但是
提醒不要charge你任何钱，其实也就是appraisal的费用，要hold on appraisal在
inspection之后 |

通过agent打听了一下，大概是这样：inspection后，我们把需要修的list传给了卖家
，在等回音的时候，卖家又收到了一个更好的offer，所以变卦了。
在我们这里，口头offer接受后作inspection，商量最终价格，然后才是律师起草书面
合同。所以没有明文规定我们这种情况该怎么办，agent说他也是第一次遇上这种情况
，按常理说卖家接受一家offer后相当于有个commitment，不应该再接别的offer，除非
两方在最后价格上谈不拢。我们这种情况根本还没有开始讨论。
不管怎样，我们决定向卖方要inspection的费用补偿，刚才让agent传话，卖家若不同
意，我们就file a lawsuit at town court for XXXX dollars。就算最后法官不支持
，在等开庭的几个月里，有了这么个案子挂着，估计也会给他这个房子增加点close的
难度。大家怎么看？ |

发帖数: 104 | 43 看了两个多月房了,也下了n次offer,总是抢不到.其中还有好多次是作了pre-
inspection,下offer的时候就可以waive inspection了,可是还是没抢到. 房子没拿到,
pre-inspection已经花了很多钱了,实在很心疼.请问一下,如果我下offer的时候waive
inspection,假如拿到offer,第二天立刻作inspection,因为可以第三天才交押金,如果
发现了重大问题,选择退出,不交earnest money, 这样可以吗? 当然如果不是重大地基
之类的问题,我肯定也不讨价还价,就自己花钱修.

我在版上考了一下古，foundation inspection据说没有什么太大价值，因为铺上水泥
了也看不出什么。新房有一年的质保，所以closing inspection我想也没有什么意义，
不如等到质保快过期的时候做。就是不知道这个pre-drywall inspection有没有必要。
建筑过程中有三次walk-through,分别对应上面的三个阶段。建筑商说他们只有提前两
天可以知道房子什么时候可以pre-drywall inspection. 但是如此短的通知我担心是否
可以找到合适的insepctor已经他的日程安排。我想知道我可以不可以在房子pre-
drywall架子快好的时候带inspector去看。builder说我至少要提前30天通知他们如果
我要做inspection

HOME INSPECTION全面检查,是很有用的.具体到房子的某些方面,需要具体的专业的检查
. 比如FOUNDATION有FOUNDATION INSPECTION. ROOF有ROOF INSPECTION, SEWAGE 有
SEWAGE INSPECTION....
除非某些地方为了抢房子,而去掉INSPECTION CONTINGENCY. |

么city 的inspection都是走过场，只有自己找的inspection才发现问题。我们
