一个买房贷款的closing cost一般分四种:
1.Loan Origination (Broker) Fee - 版上的broker一般都不收,所以对您来说,这
一部分是$0.
2.Lender's Charge - 也就是银行审核贷款收的费用,一般包括underwriting fee,
appraisal fee,tax service fee, flood cert fee等等,一般费用在$1,100-$1,300
不等。不过您是no cost,所以这部分也是零。
3.Title & Escrow Charges - 也就是title和escrow公司收的费用,一般包括Owner's
Title Insurance, Lender's Title Insurance,Settlement Fee等等,这个费用是根

律师说合同上有一条关于CLOSING COST写的对我不利
原话这么说
closing cost. Purchaser agrees to pay the customary closing fee charged by
the title insurance company, the cost of recording the deed and / or
security interests, all mortgage loan closing cost required by Mortgage
Company.
律师说这条只讲了买方要交的CLOSING COST (所有跟贷款有关的费用),我没有异议。
但没说卖方的CLOSING COST, 比如说 title company prepare for document's fee.

closing cost 包括4大类, 我把zillow上列举的费用分了一下。
1. 和银行审批相关的费用, 也就是和利率相关的费用包括
A fee for running your credit report.
A loan origination fee, which lenders charge for processing the loan
paperwork for you.
Charges for any inspection required or requested by the lender or you.
Discount points, which are fees you pay in exchange for a lower interest
rate.
Appraisal fee.
Underwriting fee, which covers the cost of evaluating a mortgage loan
application.

知道大多数童鞋对construction cost是两眼一抹黑,我老就贡献一个给大家一个
construction cost data查询网站:

要注意的是这些cost都是average。可能您所在的州的cost就是应该高一些,也可能低
一些。但是好歹您有个base做参考。
想要查询cost,比如counter top,就在search条里打counter top,给出的cost还是比
较详细的。

准备写一个proposal,这个proposal要求25%的cost share (可以是TA support,course
release), 我先前写的一个proposal(pending)已经管系里要了80k$的cost share,今天
跟系主任提出可否再提供一份$80k的cost share. 系主任说他没有那么多的 TA
support, 说不能提供第二份cost share letter,不知道大家有类似的经历么?如何才

that is the cost per share that you paid when you bought your fund and is
important for calculating cap gain/loss when you sell the shares.
for example, you bought 10 shares of A @ $10, you sell it @$12. Your cost
basis is $10. you have 2 bucks in capital gain

most of those in your list are not "closing cost" but tax, insurance cost
and fees. some of them are pre-payment which is still your money. The real
closing cost should in between 2 to 3k. The so called no cost is getting a
bit higher rate for the lender to cover the cost.

如果no cost是4.375的话,你的broker已经把cost挣出来了,应该还挣了不少呢。4.25
%,2000刀,还是broker付cost么?如果是,他也没少挣多少。买房,如果自己付cost
,新泽西最好的rate能锁在4.125%,确实要看运气,最近不是天天都能锁到的,州跟州
的rate还是不太一样的,另外,rate还会因为loan amount不同有所变化。
建议再shop around一下,之后跟这个broker敲定最好的rate。
另外,要问清他们怎么帮你付cost,如果是你们先交,他们退check的话,还是要留神

请教一下:No cost ref还有没有其他的限制?比如对于 early payoff 的限制?或者
短时间卖房子的限制?
因为 no cost ref 能拿到的 rate 都比同期买房付 cost 的拿到的rate高,中间的差
价实际上就是 cover cost的。那么如果我 no cost ref 之后很短时间就卖掉房子或者
pay off,银行是不是有可能亏了?

如题。no-cost refinance 一般有没有 early payoff (或者较早卖掉房子)的限制?
在版内读了一些帖子,知道 no-cost 的 rate 要比有 cost 高些,高出的这部分可能
就是拿来 cover 部分 closing cost 的。如果我很快 payoff,那 agent 或 银行不就
有可能亏了?
另外,宾州 no cost refinance 有做的么?很多人说 NY 是没有的。

只剩几天了 该等还是lock?
broker说4.125%的rate, 他可以返给我500刀
如果想要4%,我需要在closing cost补200刀。
这样就有700刀的gap,我查了下,4.125%的rate比4%的rate每月多还28刀。700的gap要在大概2年以后能收回来。
我知道半年以后我可以refi,但是谁能保证半年以后一定rate降低呢?会不会一直上升呢?
我该选择4%+拿回500刀的closing cost还是4.125% + 付出200刀的closing cost?

seller shall pay for buyer's closing cost up to 3% of purchasing price if
uses Wells Fargo.
意思是不是seller给我们报销closing cost?
我们在北加,我打听了一下,closing cost也就几千块钱。这样的话,如果在wells
fargo拿不到很好的rate,还不如不用。
closing cost是不是包括买房的所有费用了?title insurance,transfer tax之类的
算不算在closing cost里面?

一开始给我的hud里面
这个750的HOA initiation fee是包括在整个closing cost里面的。
但今天close的时候发现,一开始的估计值和实际的closing cost相差将近3000,
这误差也太大了吧。
其中一项就是这个750的HOA initiation fee。
如果可以加在closing cost里面,就是builder帮我出
但现在银行的说一般的loan的确是包括在closing cost里面的
但是我的这个15年fixed的loan,
这项支出就不能包括在里面,得我自己出。
想问问明白人,是这么回事么?

我想问下你说的“几个月后再做0 cost refinance。不过你得记住,其实0 cost并不真
的是0 cost,你的closing cost会体现在你贷款总额增加上。”怎么会loan amount会
增加呢?如果refi到比较低的利率,然后仍按照原来的月付去付的话应该更短年限就能
把贷款还掉啊?
我看到说是这样的,假如像我这种贷款金额,broker能拿到3%左右的commission,
cover掉我的closing cost,broker还有得赚,所以在我这边实际上没有任何支付啊。
我这样理解对吗?

超出417K的loan,因为这种loan金额大,风险比普通loan高。在jumbo loan以下你能贷
款的情况下,越高agent拿的commission就越多,所以他们会越卖力帮你做,但如果贷
款额不是太低的情况下利率都一样。贷款太低,agent拿的commission少就会打你利率
的主意,他可以拿卖点子的钱。你现在的370k的loan金额上很好,最适合拿最低利率而
且agent也有得赚,他们一般不会打其他主意,尤其你可以告诉他们他们不是唯一你联

现在情况是我去做的时候和先给评估的时候都是no cost的,而且明确no cost比有cost
的利率高一点,
但是agent告诉我说要叫申请费,我不是很清楚,把银行帐号告诉她了,不过现在过了
两个星期没见从银行提钱。
她们也已经找人做了appraisal 不过我没交钱。
就是今天银行的律师邮寄个UUC-1 form 让我交filing fee. 我就不知道怎么办了。
是不是那个申请费她们不会收了?还是我现在就要说清楚我是no cost,免得她们以后
有从我账户提
取申请费?
这个律师的 filing fee我是不是也不管?直接表格邮寄回去就行?
有个问题,是不是所有这些费用,就是所谓的closing cost将来就都放到贷款里面了?
还是这些个申请费就是免费的?

就是说对于purchase loan来讲的话,这个cost就是指lender fee?
剩下的escrow/title fee/tax什么的都是算在closing cost里面了?跟这个no cost里
面的cost没有什么关系了?

policy,我问了下no cost refi,得到如下答复
Typically it means you go with a higher interest rate that gives you premium
pricing credits ($$) to pay the closing costs.
No such thing as a no closing cost loan. Or a free lunch lol!
这样说来如果要no cost就不能拿最好利率了?记得版上有broker解释过是拿rebate来
cover cost,是不是rate好就没有那么多rebate了?

refi的0 point是指免去了broker的origination fee,但是lender fee,title fee,
government fee什么的要交;no cost是指纯零cost,就是什么cost也没有。
对,refi的时候no cost,就能够拿到初次贷款带cost的利率,只不过利率要降低一些
才有意义。

目前在考虑房屋保险
主要的顾虑是,我们这边暴风雪很大,前几年就因为hail砸坏了好多家的屋顶,大家花
了不少钱去修,所以hail damage的deductible 尤为重要
相反,我不知道,房屋其他地方是否容易坏,有没有必要100% replacement cost
我不是花不起那些钱,但是如果我上了100% replacement cost,假设400k的房子,那
么最好的hail damage 选项也得1% deductible,也就是4,000 的deductible。
但假如我只上50% replacement cost,那么如果受到hail damage,我只要交2,000的
deductible。
我感觉50% replacement cost对我可能更受惠一些
请问,我的分析有什么错误吗? 是否100% replacement cost?

从事实上说,你确实没有掏钱。但Cost是客观存在的,几千块钱肯定跑不掉。
让你觉得没掏钱的基本原理无非两种。
1. 增加你的贷款额度,多出来的贷款额度覆盖你的Cost。
2. 增高rate,多出来的给贷款员的奖金覆盖你的Cost。
如果你只贷7万美元,没人会给你做no cost的重现贷款。

of course there is no cost refinance with the best rate available
one cannot get it does not mean it does not exist
no cost is no cost, meaning you pay nothing for any cost related to the loan.
every cost listed should be credited back at closing
the only money you pay is a few days interests covering the period between
the closing date and the starting date of the next billing cycle.

有啥好回报的啊,每个人case都不同
我房子所在的county每年1月1号之前可以申报homestead,所以12/28 close就能拿到这
个好处,1月1号之后就拿不到了
tax return 看你用什么方法报税,以及多少的closing cost。如果你2016年这一年能
itemized deduction部分不多,远不如standard deduction,那么这部分closing cost
对你就是鸡肋,因为你如论如何都会选standard deduction。所以不如把这部分
closing cost放在2017年付,suppose你2017年买新房会有比较多的的property tax和
interest,因而会走itemized deduction
逻辑我都清楚,现在有那么一些疑点,导致信息不足,不好做calculation。希望版上
大牛能给点指导:
1. Homestead exemption 一般能省多少钱?
2. 卖家付closing cost,自己没出钱,那部分cost能不能跟IRS报抵税?

各个州/City都不一样。
举例加州湾区:
Oakland/Berkeley一带是买家付Escrow Fee/Title Insurance, 买家/卖家50/50 Split
的City Transfer Tax (1.5%相当于买卖各自0.75%)。 同样Alameda County的Castro
Valley/Dublin/Pleasanton却没有City Transfer Tax, 相当于closing Cost少0.75%
(50万的房子要少3750的Closing Cost)。
但是南湾的Santa Clara county,是Seller付Escrow Fee和Title Insurance, 这样买
家的Closing Cost又少几千。
所以预留多少Closing Cost, 你需要提供地点,至少是哪个City。此外closing时还有
当年的Property Tax是预缴几个月(看是哪个月closing)也影响预留多少Closing Cost。

我过去三年都是每个月放$500在一个mutual fund里,去年把这个fund都买了,前两天
收到税表,发现上面有很多月的cost basis低于$500,每年都有dividend和capital
gain distribution,我也都reinvest了,不可能出现cost basis低于我放进的钱啊。
最后的cost basis应该是我放的钱再加上这些年的distribution啊,在什么情况下会出
现cost basis低于initial investment的?

公司遇到这种情况,最终还是要看管理层的应对,我对cost的管理层还是有信心。
现在这世道,这些大公司摸爬滚打了这么多年,执行力大部分都不错了。弱如当年ebay
在中国垄断地位被阿里巴巴一年就击败的案子现在白痴CEO也不会再重蹈覆辙了。wmt管
理层的执行力我觉的还不如cost, 但这两年也搞了不少应对amzn措施,当然谈不上击败
amzn,但起码稳住了,利用自己的优势开拓电商和实体店的结合。
cost的客户忠诚度是很高的,购物环境有口皆碑,管理层也不弱。common sense,
amazon在foreseeable future还动不了cost的老本。问题是跌到哪里,上次wmt大跌跌
了将近1年,没人是神仙能预测,但想买还是再等等,等cost下个er甚至几个er,市场

去年有250股本公司股票granted并卖掉,没有持有一年
Granted 250
vested 250
released 250
Sellable tax status: 0 paid at vest
cost basis $10 (example)
Taxes Paid $1100 (example)
250股其实拿到手的只有140股,剩下的110股交税了 ($110x10=$1100)
这样卖掉这140股,比如说是11块卖掉的,赢利 140x 11=1540 (忽略各种broker fee)
现在需要为这$1540收入报税,请问它的总的 cost basis是多少呢?
是vest时交的税$1100?
还是cost basis x 拿到手的股数 10 x140 =1400

2.5并且no cost当然能做到,但是条件要特别好的,通常大家很难满足,这需要你单独
将个人具体
情况问agent,不能笼统说。
2.625且no cost是现在大部分人都能做到的。
rebate不就是no cost吗!
在我们这做的,有部分朋友除了no cost就拿到2.625利率,还额外拿到些钱,我们通常
会帮大家计
算好如何lock rate又能无费用拿好利率,又能有额外的钱,但这也要具体看loan
amount和相关
条件。Bottom line is 好利率,no closing cost!

在阿拉米达县,Escrow fee 和Owner policy是由买家出。还有一些其他买家的费用。
如果房价在30万以上,若买家代理给1%回扣,可以cover纯粹由买房产生的closing
cost。
如果买家代理和贷款经济不是同一人,贷款经纪也可以cover 所有的closing cost。
当然利息就要高一点。一般在purchase loan中,贷款经纪cover 所有的 closing cost
的情况不多。No point, No fee 大部分是真对refi来说的。
纯粹由买房产生的closing cost主要是指Escrow fee和Owner policy。 还有一些其他文
书费用;
贷款产生的closing cost主要是指lender policy, 估价费, Loan application fee
还有一些其他文书费用;
还有其他问题吗?

目前就找了一家银行做preapproval,他们顺便提供了这个closing cost estimate,各位
老手觉得如何?他家给的rate也不错似乎 30yr fix, 3.5% 要是closing cost也靠谱我
们也不想再到处找了 呵呵
