不管你是走进银行，还是和贷款公司，你的贷款交易都是由三方组成：Lender，
Mortgage Broker, 和Borrower。每一笔贷款都有交易费用。贷款费用主要有两项：
Origination和Lending的费用。Origination的费用就是贷款经纪公司收取的费用，
Lending的费用就是由Lender收取的手续费用。通常说的Closing Cost就是指这两项的
和，从几千到一万不等。这笔费用由谁出呢？答案是：可以是Lender，也可以是
Borrower，也可以是Lender和Borrower一起出。
贷款经纪公司(MB)从Lender拿到的是Whole Sale的利息，而卖给Borrower的则是Retail
的利息，通过这个利差可以从Lender那儿收取回扣。利息差越大，回扣就越大。如果你
的贷款经纪将一部分的回扣返回给你用到贷款费用上，使你的贷款费用变成0，甚至是
负数，这样你的贷款就变成了No Closing Cost的贷款了。

应该就差不多是剩余的贷款？因为我没有tax和insurance。
我那个agent 当时给我提供了两个evaluation.
有cost的利率低一些， loan 就是剩余的贷款。
另外一个no cost的利率高一点，但是loan就多了3000多，
她说是把closing cost 算到 new loan里面了。
我感觉就是no cost 也是有cost的只是放到loan了，
而且利息高点。总觉得好像有什么不对。
看大家的回复，好像不应该是这样。
请问这个no cost new loan是会比有cost 的new loan

You are paying her work and cost to refi one way or the other.
No cost means she is not getting you the best possible rate, so the cost (
and she get paid) from the back end of this deal.
Sometimes if you have equity in the house, you can roll the cost in to the
new loan, so you are paying the cost but at no up front of the cost to you
and you can get the lowest rate possible.
Refi or not also depend on how long you plan to stay in the current house.

差价实际上就是用来帮客人付cost的。cost基本就是银行收费，appraisal fee，title
相关的费用，和government recording fee。像prepaid interest和escrow帐户的
deposit，客人在close的时候还是需要自己付的。
如果发现把所有费用打到总贷款额了去了，那基本就是被人骗了。
也不是竞争激烈的问题，有些州mortgage的cost比较低，才有可能提供这样的选择给客
人。对于mortgage cost高的州，竞争再激烈也没办法offer no-cost refi。 |

all"? My husband told me there's no real zero cost refi because the bank
just rolls over the cost to your loan. Every bank that he checked asked for

But everybody here are talking about zero cost re-fi. So I'm confused. Let's

这样很不划算的，还要为cost交利息。
通常，cost是用我们的profit来cover的，就是说在closing的时候，客人只需要pay
refi的loan比之前loan的balance少的部分，如果有的话。以及，prepay interest，
escrow账户里的property tax和homeowner insurance的deposit。其他费用包括lender
fee，appraisal fee，title fee，government recording fee等都由broker或者loan
officer支付。
no cost refi能拿到的rate要比同期自己付cost所拿到的高些，这也是可以cover cost
的profit的来源。
但对于refi来讲，rate降了就是降了，虽然无法降到最低，但不需要额外付cost就是划

给你比外面高不少，让他们自己的关系户先赚一笔，不过这个也是没办法的事情。你想
拿incentive就得给些回扣回去。
的确，可以几个月后再做0 cost refinance。不过你得记住，其实0 cost并不真的是0
cost，你的closing cost会体现在你贷款总额增加上。所以你incentive上得的好处还
有一部分会付你将来的closing cost。
还有，贷款jumbo loan不好，比较难贷而且利率，closing cost高。jumbo loan是指超出417K的loan，因为这种loan金额大，风险比普通loan高。在jumbo loan以下你能贷款的情况下，越高agent拿的commission就越多，所以他们会越卖力帮你做，但如果贷款额不是太低的情况下利率都一样。贷款太低，agent拿的commission少就会打你利率的主意，他可以拿卖点子的钱。你现在的370k的loan金额上很好，最适合拿最低利率而且agent也有得赚，他们一般不会打其他主意，尤其你可以告诉他... 阅读全帖 |

cost自付情况下能拿到的rate高，但是客人确实不需要为这次refi付cost。
如果把cost打到loan amount里，LZ岂不是在付cost之余还要赔上利息？ |

发帖数: 2712 | 45 前两天刚帮一个网友算过，把cost放在loan里，如果不及时将cost金额换掉，那么相当
于客人自己慢慢还cost加上cost产生的利息。
另外，不能用前一个的note rate和后一个的APR相比，正常情况下appraisal fee，
goverment recording, 加上title里面除了settlement以外的费用都不计入APR。
escrow的deposit也不算。
我深刻觉得以增加Loan amount达到所谓no cost的效果是个骗局。 |

No cost其实是相对了，用比full cost高出一点的利息来cover closing cost，前提就
是closing cost不是很高的情况下。
如果closing costs高了，那高出的利息就不是一点半点，这种利息你听了估计就直接
走人了。 |

发帖数: 3328 | 47 Closing cost includes title, escrow, lender, appraisal, etc regardless it is refinance or purchase. Of course, there are more fees in purchase than refinance. Let's suppose they have the exact same charged items.
If you do refinance, normally, your mortgage broker has already
negotiated a deal for you with title and escrow and get a good price for it, that is why refinancing could be done with No Point No Fee since the closing cost is known, or at least in some manageable range.

pay:
1. loan amount difference
2. inerests for both lenders
3. propoerty tax if still open
4. home insurance if need to be renewed
other than those money ( which you always need to pay), all the rest cost
such as credit score checking, appraisal fee, under writing fee, escrow fee
, flood cert fee, tax certificate fee, reconveyance fee/forwarding fee, loan

买房贷款中的cost主要包括:
1.产权费用(Title Service and Title Insurance)
2.政府收费(Recording Fee and Transfer Tax)
3.贷款银行的费用(Lender Fees)和房屋估价费(Appraisal Fee)
如果是真正的no point,no cost,以上费用会由agent提供的credit来cover,但利率会比
自己付cost高一点,你只需要在过户的时候付如下费用:
1. Downpayment
2. Property Tax
3. Homeowner Insurance Fee
4. Interest
5. HOA fee if any |

发帖数: 256 | 50 先不看你的数字是不是合理，理论上你的方案是行得通的。在银行看来，你们买的是20
万的房子，如果房屋估价也支持这个价格的话，那么银行可以给你贷16万。你自己要出
4万的首付，这个是跑不掉的.seller 给你的2万 closing help只能去付closing cost
和pre-paid item.
1）假设你的closing cost 和 pre-paid item 刚好2万，那么closing的时候你总共要
付的资金就是$4万。
2）如果不这么操作，按18万的价格买房，那么closing的时候你总共要付的资金就是$5
.6万 （20%首付3.6万 + 2万closing cost和pre-paid item.）相当于你把2万closing
cost 的80%放到贷款里面去了。
需要注意的是，如果closing help 太多，多出的部分是不能去付首付的。举个例子，
如果closing help 多了5000， 那么银行认为是房价降了5000，实际房价就只有
195000，银行给你贷的 160000 就是实际房价的82%，（LTV = Loan-to-Value =82%),
