看完他blog的《现在在哪里买房风险小》，我只能笑着摇摇头。在我眼里，这个列表与
其说是“风险小”列表，不如说是“房子难涨地区列表”。试论证一二：
1. 常言道“强者恒强，弱者恒弱”。NYC, SF地区房价高企不是一年两年了，支撑房价
的不是那个affordability的percentage，而是能afford的人口数和房子总数的比例。
这里看百分比是没有多大意义的。只要还有人能买得起还愿意买，即使affordability
只有15%又如何呢？
2. 正如high tech公司的P/E要远大于钢铁企业的P/E，一个就业繁荣，前景美好的地区
，其“风险”程度必然大于一个in the middle of nowhere的城市。公司，房产开放商
，和各种就业人群，都满怀希望在这里落户，希望能成功。那么，这样地区的房屋的确
会比较热销。现在已经经过了2000年的泡沫，在商业租价稳中有落的情况 |

affordable housing plan的一部分，一个小区里面20来栋房子，大约8栋属于着个类别
, 其他的都是市价买卖。这个类别必须公仆才能qualify, 市价100万出头的房子，他们
40万出头就能买，出卖的时候要政府批准，只能卖给同样qualification的买家。
这种affordable housing对于社区根本没有影响（除了我们纳税人倒贴以外）。 |

最近『星岛日报』新闻上，有位三藩市华人房东因租霸长期欠租，而被迫银主盘。在银
行清盘的过程中，发现这些导致他破产的租客仍然住在他的楼房里，激愤难当！他与这
些租客发生骂战，并升级到肢体冲突。事后，租霸恶人先告状，报警把房东送进了牢房
。可怜的房东，因为不懂租务法律，白白失去了心爱的房子，一生的积蓄也化为虚有，
还失去了做人的尊严。
这样的故事天天发生，华人业主的租务纠纷，让许多人倾家荡产。甜美的美国梦，有可
能一下子就掉进官非的深渊。这样的故事罄竹难书，令人心酸。三藩市的租务法律为何
到了这种不公平的地步？这要从其租务条例的简史说起。
（一）背景
三藩市是弹丸之地，面积7英里x7英里（121平方公里），人口约80万。人口密度与香港
大致一样（约6200人/平方公里），面积只是香港的十分之一，却没有多少民用的高楼

记得在Toryburch那个鞋店里，好多女的都在抢一样的买，也不见便宜多少，

两亚洲mm,一人背了个小香，包还挺好看的，看的出是真的，
颜色很淡，我真怕她们这样抢来抢去把包都蹭脏了。
话说现在背奢侈包也没什么大不了的，实在是太多了，

总觉得很多女的穿的很不搭还非得背个特正经的香包去一些大卖场之类的，

虽然人家年纪大了，但却还有种惊艳的感觉，

挣不了几个钱。中国城里这样的黑车多了去了。
划条线，都必须配实验员，必须外包，这样绝大多数实验室AFFORD不起，那么关门走人
，或者专门教大学生生理卫生。
剩下的少了，能做的实验进度也会慢很多，费用也高很多。
但是一个是生物博士的位置自然也就少了，另一个是实验结果的可靠性也提高了不少（
这个从长期看，还真没准是一种人力和物力的节约。现在每天产生多少不能重复的实验
结果？我们所谓的分析和实验设计有多少其实是信某些结果同时忽略某些结果设计出来
的，要是都信的话根本就是矛盾）
很多小实验室的PI做的事根本就是抢跑，就是小车超载货物，是偷税漏税，是不公平竞
争。最终造成的结果是劣币驱逐良币。

If there is an almost guaranteed hope after 3 years hard working (like here
in US, after 3 years, you get whatever you want), everyone will finish it no

Now it turns out the health insurance becomes high deductible to the patient
, low reimbursement to doctors, so patients could not afford it, and
physicians
would not take it.
Today a patient of mind made a correction for this ACA: Available care act.
It is available, but not affordable.
Obamacare is simply a joke. |
