的不是那个affordability的percentage，而是能afford的人口数和房子总数的比例。
这里看百分比是没有多大意义的。只要还有人能买得起还愿意买，即使affordability

首先，过去的一年的发展与去年的预测相符，包括2016年上半年的房市也已呈现出上涨
的态势。但什么时候触顶？这个至少要推迟一年。或者说至少要推迟到2017年，或者更
晚。
先看最重要的一个数据：affordability。参见所附的图片。2015年末加州
affordability为30%，与17%还相差甚远。或者大家可以跟上一个周期对比。本轮房市
周期还有不小的空间。
最后还是要提醒大家，房市预测对在湾区好的区域买房没有什么意义，早买早托生。但

有事实和数据错误指出。网上评论就算了，liberal和conservative的评论都看的挺
有理，根本没法分别。大家都太言之凿凿了，其实辨不清楚就看结果，对于全民健保来
说，就是保费是升了还是降了。因为这是健保的名字 Patient Protection and
Affordable Care Act. capitalized "AFFORDABLE"。 最近两年大部分老百姓的保费
涨的挺猛，当然医保公司赚了更多的钱, 股票也涨了不少， so where is affordable?
我不用obamacare因为我觉的这个贬义名字对obama不公平。这个法案是大部分民主党
push通过的，无论以后是成功和失败，obama都不应该独自享受荣誉或者担当责任，起
码要拉上pelosi和harry reid，呵呵。

Obviously no one can predict a bubble accurately, or they wouldn't form in
the first place. That being said, my personal opinion is that we are NOT in
a bubble. Let's compare the current market, to the last bubble and crash
back in 2008.
- In the last crash, high prices were driven primarily by cheap financing.
