Indeed, there are many Ph.D. programs that can be closed. The first one on
my list to close would be the Religion program in Columbia university. Why
do we need Ph.D.'s specializing in religion? Leave that area to the rabis

如果是已经工作了然后结婚了，现在提也可以。
这个想法也没有错，hiring 的时候最有negotiating power, 因为他们怕你不来。过
去了之后也可以提，估计系主任会说帮你问，但是至于多卖力就很难说了，估计是不怎
么太卖力，到时候告诉你 “they don't have vacancies" 就完了。 （觉得counter-
offer 的作用也不是很大，除非你的counter-offer 里面有提到帮你spouse 解决工作
的问题，或者你的counter-offer 是可以搬到你spouse 的地方去，不然本系还是会觉
得你未必真的会走。）
所以，还是尽量Hiring 的时候提吧。 当然，不管什么时候提，除非是大牛，spousal
hire 如果是想要tenure-track 都很难解决。如果对方做行政或者technician 会比较
容易，如果要求一个visiting AP 或者adjunct position, 很可能还是有戏的。如果对

less than that, not very good (less than 6% IRR).
I assumed your total tax rate 33%, also assumed 1 month vacancy every 2
years, and average 1 month rent-equivalent fix/maintenance costs.
Further, I assumed 1% annual appreciation rate and 1% annual rent increase.
"Initial" cash flow is negative, but when you factor in tax credit (due to
loss) and add back non-cash depreciation cost, net cash flow should be
positive. |
