手上有点闲钱,想投资房子。没有当地主的经验,所以请大家看看我的帐算的对不对。
房价$165,000
Rent: $1,500/month
Down payment: $33,000 (20%)
Loan: $132,000, 30 yr @ 3.75%
mortgage: $602
Tax: $2,500/yr
Home Insurance:$600/yr
HOA: $200/yr
Maintenance: $250/month (estimate)
Monthly expenses sub total: $1,136/month
Vacancy rate: 8%
Monthly cash flow: $244/month ($1,500*(1-8%) - $1,136)
Upfront Investment:
Downpayment: $33,000
Closing Cost: $2,500
House Repair: $2,500
Sub Total:$38,000
Annual Investment Return Rate:
1. not counting the principal payment: 244*12/38,000=7.7%
2. counting the principal payment (244+200)*12/38,000= 11.7%
看上去很不错,貌似就算交给property management公司打理cash flow也略有盈余。大
家帮我把把关吧。多谢

what's your holding period? if you sell, there is 6% sales fee.
Also, don't forget to add tax!

good point. I am planning to hold the house for at least 15 years. May have
to sell when kids go to college.
I didn't count tax since all incomes are subject to tax.

If you hold 15 years, house price will rise with inflation almost surely
unless the university or the city is dying
It sounds like a good investment to me.

请问这8%的空置率怎么控制比较好,我们这里10万左右的townhouse,能租个1200/月,
但是我看到有的房子挂在网上1,2个月了也还没租出去,地税和管理费每月都固定要交
的,那岂不是很着急。

出租房也是个供求关系。价格便宜量又足一定租的快。
