月付没问题。就可以把第二个贷款先去掉。即使第一个贷款不能refinance,这个也值
得做。
以后做第一个贷款的refinance,15年的话,目前的要求是可以不看信用分数。
在BT前,最后给信用卡公司打个电话,问清楚你如果做10KBT的话,你的月付将是多少。
最后,我在唠叨一句,打个电话,问问你们那做贷款的,你能不能做HARP,就是奥巴马
房贷拯救计划,可以贷105%房价不要PMI。 |

early Nov, since it is only need bank statement for Oct, just make sure no
big money come in/out during Oct.
if you prepare you document right, you should be able close by end of Nov or
early Dec.

We are currently in refinance process with rate locked at 3.875 for 30 years
. The appraisal value came back higher than what we paid a couple of months
ago (also the assumption on the rate lock sheet to calculate LTV). If we
do not change the loan amount, we will be in the 75% LTV instead of 80% on
the rate lock confirmation sheet. Will this affect the credit we will
receive from the refinance [The lender paid about $900 more on that day for

lender, they even request you pay it off before refinance clsoing. So don't
do it. For your case, you can apply for 2 loans, the first loan have 75%,
and second one have the remain amount.But for the rate, you need to contact

的增加,700是收入,如果能把利息从4.5降到3.5,还是需要做REFINANCE的;特别是需
要贷款比较少和付清年限短的,比4000要少不少,贷款越多,需要年限越长,越不合算
,是不是?所以基本上是转移到了需要新买房贷款多和时间长的人身上,全CASH买房不

For you,if it's no cost refinance, lower rate >= 2.5% would be worthy of it.
If you do refinance now, the new tax thing will have some influence, but no
big deal for you. |

refinance的rate是一样的。比如说现在的15yr fixed program. 但是如果lender
rebate只够cover refinance的cost, purchase loan的rate就要高个0.125%,因为
purchase loan的cost多一些。
但是purchase loan rate高的原因还不是因为它的cost高,是因为要保证按时close而不
能选rate最好的lender,原因是rate最好的lender往往要求很严格,不能保证按时close. |

cash去close 这个refinance了。他们说这么做每个月差不了几个钱,而我们可以留有

-- 加到loan amount里不划算,目前的no cost refi,cost是用broker的profit去
cover的。如果加在loan里,还要还这部分用于closing cost的钱的利息。虽然broker
有足够的profit去pay cost是因为rate稍高而带来足够的profit,但好歹refi的rate总
是要比客人原来的rate低的。就算没低到底,怎么也都是省钱的呀。如果靠loan
amount提高来cover cost,等于客人从银行借钱pay cost,除了还本还要付息。
2. 银行的意思是下个礼拜就可以close,然后还要月底之前留有3个business day(礼
拜六算,礼拜天不算),说是生怕我们反悔。有这种说法么?

0.25 rate down will save 1000$ a year. normally you has already paid for 5
month before your refinance is done again. for 40K loan, you need to pay
roughly 1500 a month, which means you already paid for 5000-7000 before you
get a new rate. if you are planning to pay 30 years, you got the deal. if
not, it doesn't help you save too much. so rate > 0.375 is a deal.
everybody has to do the calculation before doing the refinance. |

在5-7(4年)年后才能balance off你的0.25 rate和你已付的利息。
第二,也就是说5年后才真正享受refinance带来的好处。 如果你付息一年后才做0.25
,那你得8年后才能享受refinace好处。
第三,最主要的是在美国流动性很大,很多人也许就住个5年,就搬家或换房子了。
做refinace,首先要自己算算账。最简单就是run个mortage 程序,算算0.25rate三十
年可以省多少?如果只能省个10000,其实就不算是么好deal。
agent说的早做refinace是对的。越早,就可以少付利息。不过银行也不傻,规定3个月
以上才能重做refinance。实际往往是4到5个月,或更长。
无意挑起口水仗,就是有些人不要太mean。
