1. 没有Appraisal contingency。如果Appraise低于卖价，Buyer agrees to fund, in
cash, any and all amount necessary to complete the purchase.
我的agent解释说如果这样，我们到时候可以选择买，自己付差价，或者walk away，拿
回earnest money，因为我们还有Financial contingecy是借80%的Sale price。 这个

3. If financing, bank pre-approval letter, and percent down in cash

4. Time needed to close
5. Attorney name and contact info
6. Any other pertinent details to your offer
7. Personal introduction (optional)
seller agent也告诉我，他已经有收到比asking price高的offer,
若我还是想出比asking price低的offer, 可以下，但是要提供上述材料。

而被迫交钱的。这好像是美国黑心牙医惯用的手段。
我建议楼主先投诉牙医。我最近正打算投诉我的牙医。似乎通过州政府下的Dept. Law
and Public Safety下的Devision of Consumer Affairs下的State Board of
Dentistry可以投诉。$1300+被估计成$274，这么大的差距，牙医应该有责任，让病人
来全部承担显然不合理，至少要个折扣。
楼主也要向自己的保险公司正式投诉牙医。这虽然无法直接改变结果，但保险公司会将
你的投诉记录在案，对黑心牙医的今后发展有影响。“these concerns along with
