原来mortgage 减税是划不来的招
请原谅我这么基本的问题居然在付了2年以后的mortgage才开始回头想一想。。。太忙
了连common sense都忙掉了。
大概欠60万的mortgage(房子价值多少这里不重要大概一米多点), 一年1万2的
property tax。今天才回头一算,发现一年要交的利息保险呀都是2万五 (dollar),
省下来的税大概只有2万五的30-40%.
所以还是要尽早付清贷款比较好,那么什么mortgage减税,是划不来的。(所以别地方
存钱什么的也不一定划算)一定要早点付清贷款才经济。
是不是只有我一个人这么迟钝这么久了才想这个问题?好像又不是,大伙儿都喜欢买房
省税,可是那儿能省啊。。。还是我想想漏了什么?

不同的人,想法不一样。也许你有把握把钱放在其它地方会产生更多的REVENUE,但别人可能没有这样的把握。
“pay off the loan”是否是“the one of most stupid things”,这就要看情况了,并不是绝对的。举个例子,如果把钱放在股票里,如SP500,十年的RETURN是多少?如果把钱直接PAYOFF MORTGAGE,十年的RETURN是多少?当然,象你这样,买卖1000次股票,只赔过3次牛人,一般人是没法比的。其实你的观点,很大程度上是被那些MORTGAGE COMPANY灌输的。如果大家都PAYOFF MORTGAGE ASAP,那些MORTGAGE COMPANY怎么赚钱?
任何投资都是有风险的。对有些不愿意TAKE RISK的人,PAYOFF MORTGAGE也许不是最好的赚钱方法,但肯定是稳赚不赔的。

不用想了。现在没有哪个investor有这么大的胆子敢放purchase的HELOC或者second
mortgage,如果CLTV高于80%。
一般来说,first mortgage的 loan to value不高于80%就可以避免PMI。但是,现在大
多数investor对买房子中带second lien的要求也是80%。也就意味着,如果你贷70%的
first mortgage,你就只能贷10%的second mortgage了。

昨天自己查了credit score;查的时候选了同意mortgage company 找我提供mortgage
estimate; 今天有一个银行打来。要ssn 做pre-qualification and pre-approval (
他两个词都用了) 给ssn的时候犹豫了一下,还是给了。据他说,14天之内的 credit
score for mortgage inquiry 都只算一个credit score check. 我其实就是想知道我
大概能拿到的rate是多少。买房是打算在3-4个月内。
既然说14天之内的check 算作一个,那是不是说应该在这14天之内shop around
mortgage places? 每个银行给pre-approval letter都会要ssn 再check 一下score?
之前还以为昨天自己check了打印一个出来给银行看看他们就可以做estimate了。。。
另外再问一个弱智问题。。。rate 不是根据个人的loan amount和credit score 来的

I just went thru the process. You must have the money in the bank and it
must show up in the past 2 statements. So, you may need the money for longer
than 2 months for the money to show up in the statements. it is simply not
enough to just have the money in the bank for 2 months, the statement has to
be free of international wirings and other unexplained cash/non-cash
deposites, otherwise, you would have hell to provide validations.

其实挺容易理解的,银行之所以借这么一大笔钱给borrower,是因为borrower拿自己的
房子做抵押。如果没有了这个抵押物,borrower就不再符合银行借出这么大笔钱的要求
。因此,有房子,有mortgage,没房子,就没mortgage。而且每个mortgage都是跟特定
的property相联系的,一般不可能把两个mortgage合到其中一个房产上,除非合起来之
后的loan amount不高于该抵押房产value的60%。

loan to value高于80%的时候必须要买mortgage insurance,一般其他情况下没有人去
买mortgage insurance。我理解mortgage insurance的受益方应该是银行,borrower不
还钱的时候可以去出claim一下。
所以,只要不是loan to value高于80%,都不需要考虑mortgage insurance。

问题:最近能拿到的比较低的rate大概多少(针对first time purchase, primary
residence, single family/townhouse/condo, 740+的信用分,20% down pay),我看
amerisave上可以有3.25 (30year fixed),这个网站可靠么?

To make my offer attractive, my agent agreed to meet the Deadline for
mortgage Contingency 3 weeks after P&S.
The closing date is about 3 weeks away from "Deadline for mortgage
Contingency".
My question is: what if I can not meet the mortgage requirement. Is there
any penalty for me? Can I extend one week without any penalty?
It will be reasonable to have 4 weeks at least for mortgage, and 2 weeks for
closing date.
What do you think?

前段时间在看房,看中的都被cash offer拿掉了。后来抢了个 shortsale。这个
approval的过程要3个月到2年, 现在也在看,就是房源很少。手头上的cash只够down
pay的。
原本有另外计划中的事要花费差不多10k,本来打算买了房以后用信用卡贷款分期还这
10k,前18个月可以免息。这样贷mortgage的时候可以不用影响信用纪录。
现在房子这边还不知道什么时候能入手。 如果现在就把那个10K用现金付掉了,肯定
downpay 不够了,如果那个10k现在就跟银行贷的话,肯定有个hardpull。
有2个问题,
1. 这个hard pull会影响很大么? mortgage打算贷15年fix的。
2. 如果贷了10k,然后手上保留down payment的cash,贷mortgage的时候,银行会查你
的asset,查你的ssn和credit之类的,如果有这个negative 10k,而且很近期的话,对
mortgage的影响很大么?
先就想到这么多,因为买房实在不知道这个近期能不能搞定,又不想因为买房把其他事
情拖着不做。 请大家给点建议。

The good news is that most government-backed home loans - those purchased
and securitized by Fannie Mae and Freddie Mac - will be unaffected by a

We took out a mortgage a few months ago. Now, four months later, we don't
need the money anymore and want to pay off the mortgage. I heard that
mortgages are not supposed to be paid off within 6 months or one year even
without prepayment penalty. If we pay off our mortgage within 6 months,
would that harm our loan broker in anyway? Our loan broker is a friend.

是每个月把闲钱多付点mortgage,还是把闲钱投资点别的然后5年后一起拿出来pay off

我没有mortgage,但是试了一次说我的mortgage是BOA的,然后citi就给我寄了张支票
过来,我直接存在BOA的借记卡里面了,存进去了,像这种没有mortgage但是换
mortgage支票的有没有什么问题啊?

second payment, they didn't apply the whole amount to the principle. So I
called them, and had it fixed. They said I have to pay the interest for the
next month anyways. I immediately told them the interest for next month

找个realtor, 跟他/她讲你要回国,是否可以考虑跟mortgage公司来个short sale.
short sale 就是你房子卖多少就给他们多少。如果mortgage 不接受short sale, 就告
诉他们你只有2个选择:short sale or foreclosure. mortgage 公司一般不要
foreclosure, 因为房子一拍卖一不值钱了,他们损失很大,所以一般shortsale 他们
会同意的,这样你就不用掏一分钱解决了问题。
还有就是walk away, 最后mortgage 公司来个foreclosure, 这样一般不太好,当时也
有人这么做,包括美国人自己。

是用TaxAct填的。在 Itemized deduction - Taxes you paid:
Itemized deduction - Interest you paid:14k
输入今年的贷款利息和房产税后,return已经增加。
在review时要我输入AMT - Mortgage Interest,我就把14k再输到Enter the amount
of the interest total shown above that was paid on an eligible mortgage.
Include any qualified mortgage insurance premiums paid in connection with an
eligible mortgage: 14k 然后return就又加了1k。

Extending a long stay near record lows, fixed mortgage rates edged lower
this week, with lenders offering the typical 30-year loan to solid borrowers
at 3.88%, down from 3.9% last week, according to giant loan buyer Freddie
Mac.
In the 21 weekly surveys that Freddie Mac has released starting Dec. 8, only
one has shown the 30-year average above 4%. The record low of 3.87%,
statistically no different from this week’s reading, was recorded on three
consecutive weeks in February.

conforming吗?

楼主并没有选择,你如果没有现金payoff的话,所以只能给银行打工。
如果有相当于mortgage的现金,那么还是现金去投资,借mortgage省税合算。多数
如果你钱非常多,有超过mortgage的钱买着相同利率e债券,那么借钱一点没意思。这
就是为什么真正的有钱人现金买房。
我就没有mortgage。

房子流动性差,可是自己要住,比租房划算。 买房。done。
买了房子开始算怎么付款划算,是全款,付清80%(这下子没流动行了只能借Home
equity) ,付越多越好,还是付刚够每月贷款,这点不容易想透。
想不透是因为有别的投资模式,希望赚比房贷利息多(通常普通人不是人人都做的到)
,然后搞了半天发现努力付清贷款才是最划算的。一年2万5的利息送给银行,减税只剪
了8千。白送1万七 。。。
401k每7年跨一次,股市上变数太多了吧。。。

试着用Credit Karma免费报税,发现Mortgage insurance premiums没能抵税,只有贷
款的>利息算抵税了。可是我听说Mortgage insurance premiums是可以抵税的啊。请问
这个是Credit Karma的一个bug还是这个确实就不能抵税的?

For the first half of the year, the home owner mortgage was 0.5M
And the 2nd half of the year, owner moved to a new house with mortgage 1.5M.
How to determine the mortgage interest that's tax deductible for the year
since part of the year the mortgage balance was over the limit of 1.1M??

below 5 percent. But low rates have done little to lift the struggling
housing market.
Freddie Mac says the average rate on the 30-year loan declined to 4.80

payoff mortgage对我来说是多么可望而不可及得事情。

一些,有的是先按月付,等攒够了钱,一次付清。
清的。这里有一个先提条件,就是准备PAYOFF的时间一定要在每个月的15号之前。
。多余的钱,银行会在45天内返还的。但是为了减少麻烦,大部分人会打电话给银行或
ONLINE查询,要PAYOFF STATEMENT。STATEMENT上会给出准确的PAYOFF AMOUNT。TRICK
就在这里,在要PAYOFF STATEMENT之前,你应该先付一次MORTGAGE把PRINCIPAL尽量付
清,留个一两块的BALANCE就行了。
MORTGAGE PAYMENT+PRINCIPAL+PRINCIPAL在1-10号产生的利息。如果你的PRINCIPAL在
100K以上,按利息4%计算,PRINCIPAL在1-10号产生的利息会超过100块。
有PRE-PAY PENALTY,你多付的PRINCIPAL是算上个月的PRE—PAY,不用算利息。(15号

WASHINGTON (AP) -- The Obama administration laid out three broad options
