1）.日本，1985年9月22日，日本在纽约签订广场协议，日元大幅升值，
地产价格开始飙升，不动产狂涨。
日元升值，从广场协议时的1美元兑250日元，升值到1:120，
升值50%。 这一切只用了不到3年的时间。
2）.中国， 2005年7月21日，人民币兑美元升值2%， 从1美元兑8.31人民币，
变化到1美元兑8.11元人民币。随后，连续升值8年，到2013年，总幅度接近26%。
升到1:6左右了。
中国也伴随着房地产价格的暴涨。
比较起来，人民币的升值速度要比日元要缓慢，步骤要温和许多。
这里面和中国自己是个大国，金融有更多的自主权有关系。
房地产业海外扩张的进程:
1）. 日本房地产商，在广场协议（1985年）后，一年，就进军纽约，
买下洛克菲勒中心。
2). 中国地产商，在升值开始（ 2005年）后，8年，2013年， 上海复星集团（地产）

我在Fedility和学校的credit union都有账户，这两家只能通过第三方银行接受国内的
汇款。
- 汇款到Fedility必须通过J.P. Morgan Chase（其在J.P. Morgan Chase有账户）。
但是中国工商银行的人说Fedility和J.P. Morgan Chase都是投资公司，投资款汇到国
外去在境内是受到管制的。
- 汇款到学校的credit union必须通过M&T bank（其在M&T有账户）.但是中国工商银行
的人又说通过第三方银行办理容易被退款，要求我能有一个能直接到款的银行开账户。
我正在申请 M&T银行的账户，但是对中国工商银行某些人的两次说法不是很理解。请问
中国工商银行的要求合理吗？还是他们业务不精，不会处理，或者嫌麻烦？

刚收到Chase的邮件（原文见如下附属内容），从今天开始J.P. Morgan发行的Ritz-
Carlton Rewards VISA卡有如下三个重要perk增强：
1. 报销airline incidental charges从$200变成了$300.
注：比起AMEX的Platinum卡，报销的方式不是自动trigger，而是打电话给信用卡的J.P
. Morgan客服，让他们添加statement credit。由于完全manual操作，所以权限可以很
大，虽然原则上必须是bill的airline但非机票（行李托运、飞机场吃喝等等）
2. 刷$7.5万(card member year)直接给Ritz-Carlton Rewards Platinum会员。以前是
第一年赠送Gold会员，第二年以后刷$1万给Gold。

后来打了几次电话都不行，碰到一个last name 是morgan的，直接approve了。
这两天又申了CSP和IHG，都pending，还是地址问题。刚刚打Chase lending电话，碰到
的第一个人还需要等两天，又打了第二次，碰到last name 是morgan 的（貌似是同一
个人—.—），直接两张都approve了。

等都在推动股市上涨。本来连续两个多月的上涨基本将股价Price In了，高盛也这么
认为。今天再这么一涨，我感觉差不多了。BAC和C除非也出一个和JP Morgan差不多好
的ER，否则市场不一定会反应强烈。 Beat也要看如何Beat，投资人现在要看的是常规
业务的表现，而并非仅仅是Trading。 说穿了，Trading不赚钱都难，接近于０的利率
，可以免费借钱去投资高风险的资产。常规业务是BAC和C的核心部分，所以如果利润只
是靠Trading来的话， 投资人未必给一个正面的解读。另外，今天也有人在说，JP
Morgan ER 好不等于别的银行也好，因为没有其它的银行会有象JP Morgan如此强大
的Trading能力来抵消Credit Loss. |
