Normally non-exclusive buyer agent is good enough, and you can always ask if they represent both sides, and it is quite rare if they do.
It only means that the buyer will buy from this agent exclusively, and an exclusive buyer-agent can still represent both sides. |

，觉得应该可以信得就用了；在带我看房子的时候没有要求签什么exclusive contract
. 现在准备下offer了，发过来的文件有exclusive contract. 说从签字日生效没有
specify term, 就说24小时书面通知终止；另外 if the buyer is negotiating and
or has entered into agreement or sale, contract terminates upon settlement.
这是说这个应该是给offer 请她negotiate 的时候就应该要签的一个文件吗？看条款
要terminate 是不难，感觉好像是说在给offer 和讨价还价期间代理，事情结束后就结
束。 那这个contract 可以签吗？
我觉得应该也就是用这个agent 了不会找别人，但是是不是大家一直都说不要签什么
exclusive contract. 这个签了会有任何风险吗？我也不想无故拒签把跟agent 的关系
搞僵什么的。

exclusive buyer agent contract. we declined. And agent said she will not
turn in the offer without that form signed. We back and forth couple of
times, and the final argument from her is that if we didn't sign the
exclusive buyer agent contract, then she will not get the 3% commission.
I looked over these two document, and notice that offer itself didn't
mention 3% commission, but exclusive buyer agent contract does mention it.

后来通过另一个agent买一个short sale的房子， 现在银行有口头approval. 突然想

钱就行，要有球会的邀请或现役会员的推荐，一系列面试过程，然后你才能成为候补会
员，然后可能是长达十年的漫长等待，直到球会有空缺会员位置。
只要花钱就能打的球场，在美国不能称为exclusive。花钱也不一定能打的NB球场，才
叫exclusive。
Augusta, Pine Valley, Winged Foot, National, Shinnecock Hills属于这一类。当
年美国公开赛在Shinnecock Hills，对面就是National，有球星大腕想去试打，被拒之

revised 4/07)，有效期到半年后。
他说在第4条上写上我要的房子的地址。这样这个FORM就不限制我找其他agent找其它房
子。
我看着exclusive就觉得有点心虚。如果我对他不满意了，在半年内找其他agent买了房

本人情况：绿卡，2011年才到美国。2011年的时候请tax firm帮忙报税，他们填写2555
-EZ是说我符合Physical Presence Test,从2001-01-01到2011-4-30中某一税收年度在
外国的天数超过330天，因此适用了exclusion.
请问这个时间段（2001-01-01到2011-4-30）是依据什么选择的？还可以再用么？ 比如
我报2012年的税的时候，是否可以讲从2001-01-01到2012-3－30某一税收年度在中国的
时间超过330天，因此可以符合Physical presence test?
