inspector said it's settlement cracks. One of the crack start from the
corner of basement window corner, it's width is about 1-2mm. The other crack
is thinner but longer. There is another hairline crack in the basement slab

坦的后院比，会less attractive 吗？
卖主Finished了basement,也有CO. 所以把basement 1000 多sqrt算在living and
taxable sqrt 里面.但是我总觉的还是在地下，并不是出门就是同一水平面的院子，应
该打些折扣。光线也差一些。
自己没有可能挖的。walk-out basement一般需要地面稍微有坡度，要前高后低。一般

前天去新房子收拾,在basement的一个房间中,偶然掀起墙边的地毯,发现地毯下的垫子
是湿的.再翻开垫子,下面的水泥地有渗水.
原房主的卖房disclosure报告说Basement重未有漏水. 八月中旬请当地最好的
inspector检查也说basement无漏水情况.
可是现在看来,basement漏水肯定有过多次了,原屋主也一定知道.
只是漏水不严重,基本被地毯下的垫层给吸干了,再加上地毯本身也能吸一些水,所以从
地毯上基本看不出来.
现在有一种被骗了的感觉. 不知道能不能通过什么手段拿回一些损失.
想把照片贴上来,但不知怎么做. 有知道的告诉我一下,谢谢. |

排一个有unfinished basement的刚卖了12万。我想知道右边那个没basement我应该出
价多少。假设内装修什么的也一样。
我觉得redfin上我看半天也没感觉啊。每个房子卖的年份不一样，找个少几千，那个多

agent以前一直是在给我们找旧房。现在看到我要建新房，就提出说，要建basement的
话，她要我们签另一个条款，说万一basement建好，closing前发现漏水，和agent没有
关系，我们要自己去和builder打交道，关于如何修。她说basement有时会有这样的问
题，碰到很麻烦。所以她要求签这样条款。
closing之后出问题，是不是只有自己去找builder交涉？这个我还能理解，可是要是
closing之前有问题，agent不管，这有点不能接受啊。
如果这样的话，要agent还有什么用，要不幸真出问题，她一推就了事了，什么都要好
自己和builder去谈。
请教下版上大牛，这个算正常条款吗？谢谢了！ |

后说BASEMENT没有供暖口。请问能否/能够以这个对房价来讨价还价呢? 想说BASEMENT

We are looking at one property these days and in serious discussion with the
seller. In the disclosure, the seller said that they have patched several
cracks in the basement with hydraulic cement to stop seepage. Today we went
into the basement to do another review. While we feel the basement is kind
of dry, we did see several horizontal and vertical cracks with water stains.
We took six pictures for some big ones (see attached file). Could you do me |

现finished basement没有permit。这个问题seller在disclosure里没有指出，居然是
我们想起来问到后他们才承认的。由于4/30的关系，双方的agent都建议大家先把
contract签了，然后再利用5-day attorney review的空档让seller去city问补办
permit要做哪些东西。但由于中间隔了一个周末，今天我们才得到city的回复说他们可
以在目测后出一封信，表明basement “appear to be properly finished.”但是要得
到真正的permit的话，必须把dry wall和ceiling都弄开来检查电路。这样一来，
seller就不愿意在谈好的价钱上继续执行合同了。
我们现在比较纠结：毕竟房子还是不错的，但没有permit的话，我们很担心以后re-
sell会有麻烦。而且title company说他们以后不会insure一切basement带来的问题。
请问大伙这样的情形是不是值得继续closing，还是应该 |

2／3 basement 地面被水覆盖，1／3是完全干的。靠近sum pump地势较低，
积水稍多。seller是 relocation company，雇了个人在清理积水。我的agent
还是一个劲地催我明天close，说这不是什么问题。并说，他们把设备留在
房子里继续吹几天后再拿走。
我总觉得别扭，买个房子，放个noisy的东西在basement里。 请教各位，
什么算是flood ？我这样的情况是否严重？对房子有多大影响？将来
我卖房子的时候是否要disclose房子进过水？我的agent说不用，还让我相信
他的话。
明天，估计双方的agent都会威胁我，准备找律师了。原来由于我的原因，
loan推迟了。因为我还想买房，对方也没有纠缠。到现在也没有offical
remove loan contingency. closing day 推迟了10天。明天final walk
through,现在是肯定不想 close，在考虑是否要backout. 担心我的 earnest
money 是否会被扣。

题，或者后院是个大斜坡。 有一个house，虽然是1930年建的， 但是装修后院什么的
都还好。 大缺点是basement完全没整过，连下去basement的楼梯都显得很破，随时塌
掉的样子。但是洗衣机又只能放在basement.想问一问如果想要简单维修一下，例如铺
地上铺瓷砖，刷墙，或者加什么墙板，大概要多少钱，30k够么？ |

作的话，还得先准备个发电机。漏过水的basement以后恐怕也不太好卖啊。

level for yourself. If there's NO radon, you can definitely live in a
walkout basement.
For warmth issue, as long as you seal everything well, it's not too bad.
Think of some good aspect: it's cool during hot summer days.

close前一天final walk through发现地下室地面有水，结果被selling agent骗说是
seller请人打扫了地下室留下的水。（气愤。。。）
最近下雨，发现地下室地面又有两滩水（如图）,地面对应的顶上没有通水的管道，附
近墙壁（不是原始的水泥墙，是水泥墙上铺了板子，还paint了）也只是下方摸起来有
些湿润，没有水痕（可能水泥墙上有水痕，但是看不见？）。
我们自己分析原因：是因为patio上面窄屋檐的gutter把水都集中在了一个地方排到地
面上，而且地面被patio覆盖，水分不能及时挥发，雨水渗进了地下室，导致了下面右
图这滩范围较大的水。
同时，patio上面的宽屋檐没有gutter（貌似一般deck/patio上面的滴水屋檐都是要装
gutter的），导致了雨水进入了patio底下，不能挥发，渗入了地下室，因为宽屋檐滴

们 county 的 property record，比一下这两个房子再加上街上别的类似房子的
assessment value，然后按比例算一下就差不多了，当然内部装修啥的没办法比。
那排一个有unfinished basement的刚卖了12万。我想知道右边那个没basement我应该
出价多少。假设内装修什么的也一样。
多几千。真是搞不清一个unfinished basement到底值多少钱。 |

把原来的unfinished basement改成了一个看着很不错的小房间加厨房，还有seperate
entry。在disclosure上面卖家明确说他自己的职业就是home remodel,这个basement
改造是自己业余时间干的，没有申请permit.
我们需要在contingency里列出来需要他申请了permit我们才买吗？如果没有permit，
我们接手了麻烦大吗？另外就是我们将来可能把这个房间租出去，这种情况是不是必须
有permit?
这个owner还有其他的一些home remodel也没有申请permit, 比如厨房加island，浴室
加jetted tub等。
我们一方面很喜欢这个房子，就算这个basement不出租，自己用也很合算。有点担心如
果我们push owner把所有没有permit的改动都要申请，他就可能卖别人了。我问了一个
给人专门装修的中国人，他说不用申请，因为我买了以后，可以说是前房主改的（前房

三层的, 不知道是什么foundation..appraisal report写的是full basement,
refinance的时候写的是slab+partial basement. basement是完全在地上的...冬天下
雪和下雨也没有发现渗水进来.. 房子四周有三面都铺了水泥。。但是另一面扑了防水
的塑料膜和地毯。。整个后院都是铺防水塑料膜和地毯。。这种情况有必要把水泥铺上
