any recommendation on companies providing property appraisal protesting
service in travis county?
I did protesting by myself for last two years and was able to knock down
around 20k off the initial appraisal each year. However, the improvement
portion of the appraisal value on my house is still 10% higher than my
neighbor's even though the floor plan, size, year built and building
materials are exactly the same. The appraisal agent said my house was

上来更新一下. 楼主今天收到protest 的settlement, 已经批准了.
事情是这样, 我在4月时候filed e-protest, 然后我列举了整个房子的所有问题 (比如
屋顶, drive way).因为我买的是比较老的房子, 所以可以写进去. 最重要的是把邻居,
整条街整个附近小区的appraisal value调出来看. 然后做一个人家的market value v
.s. appraisal value的ratio. 如果你们都差不多, 那整个小区涨也没话说了.
可是我的情况是有些人有cap value, appraisal value比market value便宜很多. 这时
候你就可以突出自己房屋的缺点, file protest.
最后protest会问你预期的appraisal value. 也是结合那个ratio,最近算一算给个靠铺
的数据.
我就是用这样子, 最后的settlement就是我的心理价位.

LZ在德州,去年十二月买的房,最近收到本county appraisal district的信,意思是
说年度的appraisal要开始了,我们发现你最近交易了房产,请核实一下基本信息。
但是令人生疑的是还附了一张表,要求填写交易的具体信息,包括交易价格,贷款数额
,房子是否有改造,更新,是否包含某些物品,等等等。我大笔一挥填好了表格,装进
信封前忽然脑子一闪:这些信息会不会被他们用作明年涨房产税的借口?这房子今年的
appraisal价格比交易价格低了15%左右。
真要如实报上去了,明年万一涨税,恐怕是跟他们appeal都无门,到时候他们拿出我填
的这表理直气壮的跟我说这就是依据,那样我就SB了。所以请教一下各位该怎么填?或
者是不是根本不用理他们?

周一做的appraisal,今天我写信问loan officer,可他就回说他拿到了会转给我这
appraisal report。可我是问他根据他的经验,要多久他才会收到,而不是担心他不
forward给我:(。

appraisal不是买家讲价的一个依据和理由,它只是银行为了防止买卖双方合伙骗贷的
手段。所以appraisal只是根据周围房子交易价格按照一定方式计算出来的。主要是给
银行看不是骗贷,房子值这个价格。所以才会有房价低太多银行不给你贷款的情况。价
格比你的成交价不是低到让银行受不了,你一般都没什么讲价的余地。所以,这个价格
有没有诈要关心的是银行,不是你。appraisal公司收的是银行委托,你的钱。他没必
要去和卖家搞点什么乱七八糟的关系。

我觉得有。
当初我做APPRAISAL的时候APPRASIER觉得价格比市场价低了不少,说价格高了银行固然
不喜欢,低了也不好。我给解释了一些POTENTIAL FIX,比如屋顶有白蚁,前房东就封
了一块SHEETROCK,直接看不出来的,他也接受了。最后的APPRAISAL价格和成交价差了
300.当然得看APPRAISER。

county record is prone to mistake. I personally contested several times.
you can point out the material mistakes on the report (for example building
year is 77 rather than 85. ask for another appraisal from a different
appraiser. i don't think you can withdrawal from the contract base on
inaccurate appraisal.

seems like you are trying to get out of the contract. Or are you?
you can ask the bank for another appraisal and hoping the appraisal value
come in low so you can bargain one more time. but you will take the risk of
responsible for the delay closing fee.
if you want to buy the house base on your negotiated price, an "inflated"
appraisal value makes no difference to you. it actually make the bank easier
to underwrite the loan to you. It shouldn't be considered as financial
contingency at all.

上周Appraisal的报告出来了,没觉得有什么大问题。这周银行又说要求做第二次
Appraisal。有人遇到过同样的问题吗?这是为什么?
我们的DOWNPAY比较多,就算Appraisal的价格低于买价。银行也不会有什么风险。担心
这样拖一拖把我们锁定的利率给拖过期了。

哈,因为银行老大不敢做主了。。。
因为房价在跌,Appraisal就有时限。比如说30天有效这样子。你上一次的Appraisal是
什么时候?
我听过申请50%贷款的,但是因为家里装地板,说,等你装万地板在做appraisal,不然
今天作了,等你玩了还要做一次。。。。

otherwise we will not receive any discount. Recently we ordered an appraisal
and the appraiser made so many mistakes. He picked up three houses nearby
for comparison, but the areas of three houses are all wrong (about 70-100
sqf off from county record). In addition, the siding of two houses is also
wrong (stucco vs wood). I pointed out the fact and he admitted, but he

我们最近在买一个新房, 但是Finance必须要通过Builder,否则Discount就都没有。最
近Builder找乐个Appraiser对房子做了评估。这个Appraiser找了3个房子Model跟我们
的差不多做对比,但是他连这3个房子的面积都搞错了,相差70-100SQF,并且连房子的
外部Coating也搞错了。他还拒绝修改它的错误,说是这些是小错误。我的问题是,
appraisal 有多重要?我是不是一定要他把这个错误给改了。

Seller counter回来的合同上写明了no appraisal contingency, 并说如果appraisal
不到offer price,buyer自己补差价。当时头脑一热就签了。
现在后悔了,这个房子怎么都估不到我offer的价格,那我还能以appraisal price的原
因walk away或者和seller还价吗?这样算我违背合同吗?另外,过了17天contingency
还没有remove会有啥后果?
唉,第一次买房容易冲动,所以大家以后准备offer接受offer时一定要冷静,免得像我

downpay50%的话,是不是appraisal的价格就会跟offer的价格差不多。
但是downpay20%那appraiser的价格就会比offer的价格少呢?
自己觉得offer出高了。还想借appraisal的时候,跟房主砍价。

弱弱的问,这种情况我能换一家银行再估一次马?而且,appraisal contingency 是
binding on two sides吗 -- 一定要注明appraise高了,我们也得match?
不过高很多是不会了,我们大概知道market price, 而且我们的价格比county
assessment for tax purpose 高了20万阿!当然,在我们这破地方,一般成交价都比
county assessment 高至少10万。而且,这个房子在county上很多信息没有更新,导致
assessed value比较低。Appraisal如果也考虑county assessment,那可能会低。

我的認識是 appraiser 和銀行不是一家的,是個獨立的組織。
就算換個銀行,也是去 order 這個組織的 appraisal
我相信不同的appraiser 會有不同的價格,但不知道會有多大差別

要重新贷款,银行说要做appraisal。
但这两天正要换一楼的地毯成地板。我已经将地毯割破准备自己将其扔掉,然后请
contractor来装地板,请问这会影响appraisal的房价吗?
另外洗碗机好像不工作了,appraisal的人会检查这些电器吗?因为房价掉了很多,想

不是因为appraisal的问题,还要我们给appraisal fee,这个合理吗?他们不给我贷款
是他们开始没搞清楚我的状况,并不是我的问题,也不是我不要他们给贷款呐。律师也

In your professional opinion, will it be better off for banks and homeowners
to start with a computer-based appraisal, then order a human-based
appraisal only when one or both party want to have an second look?
Actually, the questions come down to two:
1. Generally, is it a waste to spend $300-400 on appraisal every time?
2. Who should pay this $300-400 if it has to be spent?

这个就是我银行同意给我做APPRAISAL的方式,用VALUATION MODEL,而不是APPRAISAL
。费用相差的也很大,传统的要400,我这个只要75刀

如题,我找的broker办理贷款申请,他们做appraise的时候要不要提前通知我一下啊。
今天房主给我email告诉我有人去做appraise了,我莫名其妙。
因为我跟第一家broker合作很不愉快,2个星期一点进展都没有,还对我态度特别不好
,周五的时候差点吵起来。我周五下午就约了另外一家broker周日见面谈。周日谈得还
不错,感觉起来比第一家专业多了。所以我想换成第二家broker给我办贷款了。没想到
第一家竟然不通知我做了appraise,我刚刚写信给第一家说不用他们了,大家觉得换
broker没有什么问题吧?

仔细研究了appraisal report,发现作为参考系的8套房子基本和我现在出价的不在同
一档次。搞不懂做appraisal的人为什
么会这么做。那8套房子,我前后看了好几遍,实在是不入眼。现在seller希望能
dispute the appraisal,我们对房子也基

卖方9月分做了appraisal 说425k,现在要价399k,我们offer 350k,然后我们的代理说
对方说不counter offer,少于380k不予考虑。是不是说我们只能出38万以上了?另外买
方银行是不是也要作appraisal?两个appraisal会不会差别很大呢?

appraisal is just an opinion from a 3rd party. the difference between
appraisal and your's market CMA is that an appraisal has to use at least two
different approach to get the price. if you buy with all cash and know for
sure that you are getting a deal, you don't have to have one, but if you
need a loan, the lender will require one for their purpose.

我在VA, 看好了一个short sale的房子. 结果listing agent告诉我的buyer agent要在
银行approve之前
先把inspection/appraisal先自费做了(据说这两项差不多一千块).
他们要求buyer先和seller做ratification, 然后再自费做完这些, 再把inspection/
appraisal的报告拿
给他们, 然后他们全整理好, 再去找银行申请short sale approval.
如果short sale approval被拒绝, 那seller就报销我的inspection/appraisal的费用(
最多1K).
我的buyer agent去问能不能加上明年3月份deadline的条款(说白了就是等到明年3月份
然后不管有没有结果
我们都不等了直接退出然后让seller退钱)
我是真的狠喜欢那个房子的.
我想问一下版上兄弟姐妹, 是否可以这么做, 会不会有风险, 会有哪些风险.
我是是初次买房, 请多指教. 先多谢了.

appraisal很少能transfer的,但是有个别银行也是愿意接受别家银行的appraisal。首
先你要确定你的appraisal没有过期,一般三个月,然后需要从原来的银行转到新银行
,这部分就需要broker来做了。

我自己遇到的情况跟你很类似。我的房子比较旧,没有upgrade,但是学区好,周围环
境更好,agent和我上网study的结果都显示我这成交价无论从单价还是总价来说都是好
deal,但银行派来的appraisal给评估出的价格还是跟我们的成交价一样,一分钱都没
多算。
我认为这种appraisal方法可能只考虑周围同类型房子的售价,而完全不考虑每个房子
的位置(比如是否在cul-de-sac、是否幽静、是否紧挨大片绿地,比如我自己的房子)
。如果纯粹只比较各自有几间bed、几间bath、有无fireplace、厨房是不是大理石台面
,这对有些房子是不公平的。
如果appraisal估出来的价格比较低,估价师一般不会马上汇报给银行,他会先跟买家
通气,问买家成交价是多少,若相差不大,他就在估价报告写上与成交价一样的价格,
这样让买卖交易能进行下去,这点倒是还比较人性化。我想lz和我就是遇到了这种情况
。但以我自己的案例来说,因为周边环境有加分作用,我的房子肯定不止估价报告给出
的那个价格。

depends on the sale price. 3k could be rounding error.
appraised value is merely the appraiser's opinion. doesn't mean your house
worth more or less.
3k shouldn't have major problem for loan either. if it's grossly under sale
price, you may not borrow as much as you wanted. loan is based on
appraised value--70, 75, or 80%. this is the so-called Loan-To-Value ratio.

我们这里做appraisal前,agent都会送一份合同给appraiser,银行一般都按合同价做
appraisal.银行都会知道你的合同价吧。

appraisal company has to be appointed by your lender not your loan officer
and they will know the contracted price since they have all the contract. as
a rule, an appraiser has to use at least two different ways to get the
appraised value: market price for similar properties and cost of building
one.

I just got an appraisal value for a NEW condo I just issued an offer to. The
appraisal value was $29K lower than my offer. This condo actually is a bit
special because its ceiling is higher than other condos in the same building
. This feature made the list price of this condo $40K higher than other
comparable ones. I checked the report and found out the appraiser did not
count this in. Is there any way I can do to not pay the $290K in down?

一般appraisal,不论是purchase还是refi,都是3-4个月有效期,看不同的银行,我们
经常做的银行都是4个月有效期。
recert的话,需要是该appraisal超过了3-4个月,但是还没有超过6个月的情况下做的
,做recert之后,有效期也就能延续到6个月。即如果再有2-3个月无法close的话,
appraisal就失效了,需要做新的。
再者,有银行是不认recert的的,需要先打听清楚。

我们的agent跟我们说的,原来觉得appraisal可以衡量出自己是不是买贵了,现在觉得
只有太离谱的时候appraisal才会表达出来,大部分情况下做appraisal的人看看只要差
的不是太多都会给评估说跟出的买价一样。否则很多买卖岂不都会因此黄掉?

The county appraisal messes up the sq footage calculation. The house is a
two stories house. Part of it is one story and part of it is two stories.
The problem is they count one story part as two stories and two story part
as one story, which makes the appraisal sq-footage 215 large.
It should be 26xx instead of 28xx in the county appraisal.
How can I back out using this reason?

我们的appraisal只要150刀,appraiser只在房子外面转了一圈。报告上没有房子的估

你或你的mortgage broker/agent 是付了钱的。如果你认真点,当然应该让appraisal company 改正呀,特别是地址和价格喔。至少要让你的 broker 和 appraisal company 知道这情况。
appraisal仅仅是作为这家银行的贷款之用的。以后用处不是很大的。

看了appraisal里面的测出来的livable的area比卖方list的少了160sqft,basement也
少了100多,但是appraisal的价值倒是差不多。我需要找卖家argue吗?这个银行的
appraisal的面积可信吗?我要去哪里查一下county record里面的面积?

how do you know that the appraiser 作假? the appraisal is just an educated
guess. nothing more and nothing less.
