For example, seller's agent will analyze that, "your house has no-permition
part, appraisal will have problem, but this offer is strong" , bla bla,

we are in the process of selling our house in another state and one of the
listing agents we interviewed said she can offer us 1% back if she happens
to be the dual agent.
so even though the selling price may be lower, the money the seller pockets
is not necessarily lower.
