STRUCTURAL FAILURE: The perimeter foundation has a horizontal crack in it
that is approximately seven-foot in length and about a quarter of an inch in
width. The crack is located along the right side wall(facing the house) of
the garage at the main garage door opening. This crack is not the result of
settlement, but of steel corrosion (rust). The steel corrosion has caused
expansive forces to develop within the concrete, leading to a tensile
failure of the concrete. Normally the foundation anchor bolts are also
severely corroded within the same section length. This horizontal crack
constitutes a structural failure of the foundation. The separation of the
top portion of the foundation from the footing means that the house is no
longer capable of seismic resistance along the affected section. The source
of the corrosion is due to improper placement of the steel reinforcement.
The corroded steel can be observed with less than one-inch of concrete
coverage. Located in this damp environment, the steel is required to have
three-inches of concrete coverage. Once the corrosion is established it
continues to grow, causing both the length and width of the crack to
increase. Replacement of this section is required. Epoxy-injection is
ineffective and should not be undertaken.
但现在又重新做了home inspection,结果检查出在房屋的crawl space的concrete上有
Horizontal Crack,刚刚去extend了contingency做foundation inspection
Horizontal cracking (approximately 6 feet long and ranging from 1/16 to 1/8
inch wide) was observed in the foundation walls in the front of the house
under the front door area. We recommend that a structural engineer or a
qualified licensed contractor specializing in foundation repairs be
consulted to evaluate the condition of the foundation and suggest corrective
measures. The rate of movement cannot be predicted during a one-time
inspection.
seller inspector在他的report里没有说明这个问题,他解释说,但个人感觉说的实在
没啥道理
The picture in the report I saw illustrates a typical anomaly seen in
poured concrete foundations.
The condition is NOT a crack. A crack is the result of forces exerted on a
foundation that breaks the concrete through its entire thickness. These
forces simply do not exist anywhere near the foundation. The condition is a
result the method that the concrete is poured.
When foundations are poured, the concrete is not filled all the way to the
top at once. The foundation is poured about 1/2 way all around the entire
foundation and then "Topped Off" by completing the pour starting back at the
point where filling first started. The concrete is vibrated to get a good
mix between the old pour and the new pour. However, this process is never
perfect. There are almost always gaps between these two pours, some are
visible because they exist at the surface.
The gap (not a crack) does not compromise the ability of the foundation to
do the job it has been doing for 36 years. All doors open and close , all
windows open and close with no problems, no cracking or buckling of wall
plaster was seen in the house. All floors are level. All of these conditions
illustrate a foundation that is performing its function well.
