重不严重，
inspector说不严重，后来又说drywall crack 可能因foundation settlement引起, 最
好请structural engineer来看看。我们这个小地方找个structural engineer还真不容
易。 到处查才找到了一个。今天请他来看，他就随便看了２０分钟不到，说没问题就
走了（还花了３５０快钱）。我还是不放心，因为这人看着做事不太认真。crawl
space也没进去，就站在口上往里面看了看，就说没事。我master bedroom ceiling上
有个crack， 他看看就说没事情，问他要不要进master bedroom 上的attic看看，他说
不需要看了。
我真是很担心，因为以前住的房子里面从来没看见这样的crack，请大家帮忙看看,多谢

的接缝我就没有taping。一年后墙上就出现一条垂直的缝。 |

angled (close to horizontal) crack. This could be due to lateral loads from
seismic or foundation settlement. More pictures of overall house layout,
foundations, and exterior walls need to be taken, so a better judgment can
be made.
Regarding the cracks in other photos, if they are not structurally related
issues, it only shows the house is not built with quality and not well
maintained.

照片，每张3秒钟得出来的结论正确的可能性跟大吧。
不放心再找个专业的人看。

structural engineer 你是怎么找到的？他开公司？给你report吗？有合同吗？你pay
给他个人还是公司？
从照片看你这个裂缝问题不大。都14年了，foundation差不多快稳定下来了。

这些crack很象。

，自己开了个公司，就他一个人。check was made payable to himself. 他还给我发
了一张invoice。 他给我发了一个report，很简单， 如下:
I saw no significant structural issues with the home.
The drywall cracking was structurally insignificant and is basically a
maintenance item and cracks in the basement floor and crawlspace foundation
wall are expected. Overall I found the home to be solidly built and in good
structural condition.
不知道房子万一真的有structural问题他会不会负责任。

方也有质量问题。

the drywalls to open up? Temperature or other loadings? The Structural
Engineer needs to address this.
The crack location, orientation, and opening width can also help determine
what the cause was. I don't understand why there were cracks in the basement
floor and crawlspace foundation wall. Does this house have a basement or
crawlspace? Or the Structural Engineer was just giving arbitrary examples to
explain the cracks. If that is the case. I would look for a different
opinion.
Again, if all the cracks are not structurally related issues, you have to
think if this kind of quality worth the money you pay.

joint at door／window corners。以后容易产生crack. 换言之， 应该用一大整块
drywall， cut中间放door/window ， 而不是用些小块的drywall拼接在door/window周
围。可是如果用一大整块drywall， cut中间放door/window比较费工费料，有时侯是
builder为了省钱，有时候是工人为了省事， 就用些小块的drywall拼接在door/window
周围. 时间长了，不知道受力不均还是怎么，这些小块的drywall之间就裂开了。
这房子是半basement半crawlspace。basemen地上有一条crack，不粗，貌似问题不大。
crawlspace我就不知道了,看不清. 其实车库地上倒是有两条crack，又粗又长, 不过据
他说都不要紧。

question.
The Structural Engineer mentioned the cracks on the crawlspace wall. What
material is the cracked wall? Does the crack start from a joint or a corner?
What does the crack look like? The cracks in the wall could mean more.
Is the garage slab on grade/soil? Where are the two cracks on the garage
floor? Are they at corner with about 45 degrees or at center parallel to the
edges of foundation? What are their locations/orientations relative to each
other? Temperature and foundation settlement cause different cracks.

发帖数: 1231 | 19 第1、2张照片上的裂缝可能是drywall安装质量或温度引起的，裂缝很小，问题不大的；
第3张门角trim都裂了是结构裂缝，你看看楼下这个位置有没有支撑墙或柱，没有的话
，加个柱或墙撑下；如果已经有撑的，就是地基沉降引起的，需要用shim在顶部顶一下。
第4张照片是ceiling corner吗，可能是drywall也可能是墙本身引起的。
地下室的floor混凝土slab建在土上的话下面subgrade不密实容易引起裂缝，另外一个
原因是温度。crawl的墙是没钢筋的素混凝土话，每隔一段就会有垂直缝；如果是斜缝
就是地基问题了。
如果喜欢房子本身的话，问题都不大，要个几千的credit也行。不放心的话你可以再找
个structural engineer看看。

你可以根据这个S.E license去官网查是不是真的。
以后你房子要是被city的人检查了，说有裂缝什么的，可能会给你一个code violation
，到时候这个S.E的东西就是一个证明啊。 |
