发帖数: 3523 | 3 买房么？如果是买房，就take个低的利率。rate连续跌了1、2年了，怎么都是接近到底
了，花的点拿个低rate没什么不好的。
以15年为例，如果不想出cost，拿个2.875%，目前看起来no cost refi也就能降到2.75
%。只差0.125%，很少有客人愿意做refi的。
如果是refi的话，就找no cost的。
另外，15年还是30年，主要是看monthly payment和对房子的打算了。如果打算长住又
负担得起，选15年的人多。如果日后会搬走出租，选30年的人多。 |

why still show $ 1038.30? conflict with zero closing cost.

钱吗？ 因为地毯太脏，主卧bathroom 有露水到厨房， 都要修啊，我的agent说换地毯
的钱（$2474 square feet 需要$4600-$5000) 要不了,因为我们在submit offer已经知
道地毯脏， 是看的见的。她还说， 根据法律规定， HUD 必须买 owner title
insurance and lender title insurance, 是这样吗？ 多谢

的效果。

感觉15 年的利率今天调高了（2.875% with zero cost） , 昨天还是2.75% with
zero cost, within 30 days,那天 lock 好呢？
