觉如果有个有经验的人跟我们一起去inspect 应该会有意义一点。
想问问inspection 的时候buyer agent应不应该在场。

with the inspector to get oponion of the professional. Buyer agent is
optional.

Inspection is for buyer's benefit, but any problem found in the inspection
can be used to negotiate, which is done via buyer's agent. A responsible
agent who really want to help the buyer would present and walk though the
process. In my case, agents from both the buyer and seller sides presented.

and she insisted to write down "the deck needs to be painted".
By the way, the deck had two places fixed with new wood.
So Buyer agent应该在场 |

发帖数: 3328 | 7 Buyer agent (representing the buyer's interest) and buyer hope to find any
potential problem and use it to negotiate. Seller's agent hope to find as
less and as little problem as possible (not fraud).
Thus, both sides agents should be present when the inspection is conducted
if both agents are responsible agent. But there is no law requiring
both agents present. |

My buyer agent is not satisfied, she was just chatting with the inspector
during the process. |

i just wonder it's me who arrange the inspection, how can the seller's agent
know the time of the inspection and be present when it happens.

发帖数: 5112 | 12 不去白不去啊。感觉也不是单纯的为了找房子有啥问题才去。主要是发现问题的同时也
了解一下自己要买的房子的具体情况，比如哪个管道是干啥用的，那个阀门是干什么用
的之类的都可以问问，住进去以后自己就有数了。 |

发帖数: 1098 | 13 Buyer Agent一定要去。尽管我的buyer总问我你来干啥？有些时候inspector还拉我去当翻译，
因为buyer每个字都听得懂，但不知道说的是啥？
我学徒的时候，师傅说如果出了问题，你作为Buyer Agent如果
知道，回头Buyer告的可以一勺烩掉。这就是为什么有的buyer Agent去了在一边聊天或
者躲在车里。
Listing Agent 一般会来。来的话发现什么问题可以当面讲清楚，不用回头扯皮。有一
次Boiler漏水，Listing Agent说inspector说的明明是service recommended，我和
buyer听的是replacement。都对，一个是打开boiler之前说的，一个是打开之后发现问
题说的。后来让inspector打电话解决。
有一次inspector发现在attic里面发现Mold，不动声色，回头写report的时候又忘了写。

You can't go anytime to inspect the house, you have to ask the owner, via
their agent, if the time works for them. Theoretically, it is not your house
until the purchase is closed. So, setting foot over other people's property
, you have to get their permission first.
