what you are threatening them for is the time, they can't sell their house d
uring the lawsuit, but the chance for you to win is very slim, and even you
win, you only got inspection fee refunded, plus you have to pay the lawyer.

the contract is a contract.
Once I sue them, their house will not be salable in the market,
I am on the law side and I will finially win the case and they will pay the
legal fee,
I will get my money back plus my time money
or the court will force the deal.
Just learned from the goodle.
Where did you learn that my chance is slim?
One point you may right, I will spend lots of time in the court.

before closing and you as a buyer can do almost nothing about. you can suit
the seller, but your chance to win is not that great. read your contract and
see where there's any wording saying that the seller can not kill the
transaction before closing.

我们很生气,选择walk away,结果seller回过头来道歉,还想说服我们买。
其实,到这步,不买,buyer损失挺大的,浪费了inspection大几百刀不算,
还损失了时间,精力和感情。但是,想开点,房子毕竟现在还是人家的,人
确实有权决定修不修,卖不卖。强扭的瓜不甜,强买强卖,都不好。长叹一
声和这房子没缘,move on吧!

seller has a listing agreement first and then a P&S contract later on. have
you thought about what will happen if the seller 'cancel' the listing? no
law against the seller to do that and once the listing has been canceled,
everything will be gone. although this kind of thing rarely happens, it
still can take place. if it happens, legally you can do nothing to stop it.
yes, you can sue the seller knowing anybody can sue anyone in this country,
but what will you get? most likely just the money you lost from not getting
the property. will the judge force the seller to sell the house? very much
unlikely. by the way, if what you said here are true, you need to see a
local real estate/contract lawyer for advice. different state has different
laws.
