让律师给他寄一个Certified Mail.
Breach of Contract Notice.
如果对方还是拒绝执行合约，
Sue for specific performance。
对方在法庭上输了，不仅要赔房子，
还要赔对方律师费，法庭费和一切经济损失。
所以，绝大部分，收到Breach of Contract Notice
的Certified Mail，就乖乖地执行合约了。

目前的情况是如果你要按现在的合同执行，可以走LoneWolf的建议。
但是你不能对合同做改动了，即不能根据房检结果或银行评估价要求降价，你的任何新
要求卖家都可以拒绝。你可以根据房检结果不买这个房子，效果和卖家取消合同是一样
的。

卖家乘机拒绝，合同就失效了。
也就达到卖家退出合约，涨房价的目的。

lz read his/her contract. The contract we signed says the sellers have to
pay the same amount of the earnest money to the buyers and if buyers are not
satisfied with that buyers can sue sellers for more compensations.

It says attorney of seller or buyer can disapproval the contract (
disapproval reason can not just solely be price) within 5 days of acceptance
.
I checked with my agent again. He said he did 't see any breach of contract.

have a provision to allow one or both parties to terminate the contract
without any reason within certain time limit.
Another reminder to you, a binding contract may have a provision to force
you to go through mediation process first. That means you cannot sue the
other party immediately.
At the end, it all depends on how the contract is written and interpreted
according to the local governing law.
Since none of us, even Lz himself, has read the contract and is familiar
with the governing law, I recommend not being so assertive with our
conclusions.

并且告知了你或你的经纪， 你们就算进入合同了。尽管deposit没交， 合同仍然有效
。你应该可以告他们违约。 当然， 如果交了deposit， 你就更有利，escrow可以把你
们的名字record在title report上 as Buyer: Who and who.这样全天下就都知道了，
seller就暂时不能卖给别人。
