to invest. It is already kind of too late.
In some other places, it might be way too early.
In still other places, you will not want to invest in real estate if the
population is moving out.

partners provide the fund, then I buy, renovate, and sell it.
Frankly speaking, I make a lot from this.
As a realtor, I always keep the best deal for myself. I think most of the
agents would do the same.
Real estate is a gold mine.

it is not complicated at all.
1. buy below the market, know how much a ppty would go for currently and
after repair
2. know your finance, don't get cash strapped half way through.
3. know a little about home improvement. don't get fooled by greedy
contractors. keep a tight budget on cost.

flipper don't usually hold the ppty long enough to realize any "historic"
fluctuation. tax don't play much factor either because short holding time.
Rent is the key. it defines the "real" market value of a property.

rent is at most 2000. For a townhome worth 180000, the rent is at most
1400
