yrs old and water heater is 15 yrs old, both are at retirement age. I
contacted PSE&G and they gave me quote for heating system around $7300, plus
additional $2700 for replacing water heater and install indirect heating

1. Loan amount 533K, 3.375% for 30 yrs fix, no loan cost
2. Loan amount 560K, 3.5% for 30 yrs fix, no loan cost, with some extra
lender rebate
If the closing cost 6K is for final closing cost including purchase related
cost, then your rate is good enough for this loan amount. If 6K is for loan
related cost, then it will be too much.

to qualify the loan. If there are two borrowers, the lower middle score
between the two will be used.
If you apply to 15 yrs fix, as long as your credit score is higher than 680,
your rate will not be impacted.
if you apply to 30 yrs fix or ARM, as long as your LTV is 60% or less, 720-
740 will not impact your rate. otherwise, it might has at least 0.125%
different in general. |

in order to consider the refinance is benefit for you.
for 15/20/30 yrs fix, 0.125% is OK from lender's point of view. but I got
one client rejected by PF due to only 0.125% difference on 30 yrs fix loan. |

1. what is your current 5 yrs ARM rate?
2. every .125% lower on the rate will save you 0.125% * current loan amount
/ 12, per month.
do the calculate to see if it is worth to do the refinance. If your current
rate is very high and you can get the no cost refinance anyway, it doesn't
hurt to do the refinance even the rate is not at the lowest point.

段时间15 yrs fixed conventional最好可以做到2.625，并且builder还会因为你用他
们的preferred lender给你rebate(比如说减免一部分closing cost, free upgrade
credits...), 那当然要用preferred lender, why not? right？
不知道其他人什么情况，我今年2月份要lock rate的时候，builder preferred lender
15 yrs fixed conventional最好才能做到3.1%, 而我自己找的broker能做到2.75. 而
且很多mortgage broker为了拿到business, 也通常会在closing以后给一些rebate, 具
体多少需要自己去谈.
当然有些人觉得可以为了拿到builder给的credits, 先用preferred lender, 然后再

get rid of ur home equalty loan but u can clear ur credit card and other
unsecure loan. in both cases, ur credit history is ruined. no exemption.
in any case, ur credit history will last up to 10 yrs. so ppl file Ch7 have
two choices, one is get a cash secure credit card to rebuild credit, another
is wait 10 yrs b4 doing anything. that is the trade-off :) |
