for bmw short term (2-4) it is best to lease the new car than most, if not
all, other options.
for leases, 30m/33m may be better than 3 yrs and better than 4 yrs(because

dealer多换一次机油，那也就total 4小时不到。
最近几年出的BMW，除了07-09年部分N54引擎那个HPFP问题，其他型号你遵循原厂的保
养外加每年多换一次机油(如果一年开不到1万miles那遵循原厂一年换一次即可)，多的
就不说了，但至少前面4-6年没任何问题。
至少我这几年own过的4台BMW上是这样:
2002 E46 325i -- zero problems for 4 yrs
2005 E46 M3 -- zero problems for 3-1/2 yrs
2006 E90 330i -- zero problems for 5-1/2 yrs except the well known door lock
issue under warranty
2012 F25 X3 35i -- zero problems since bought it |

current loan amount $160k)。近2年做了expansion，加上房价上涨，房子现在约值$
400k。考虑是不是把75%的value refinance出来做其他投资。
Quote了一下，rate如下（closing cost与loan amount关系不大）
3.25% 15 yrs fixed;
4.00% 30 yrs fixed.
我打算把75% value ($300k) refinance出来，这样paid off $160 current loan后剩
下$140k，可用在投资房或者股市上，长期来看（15 or 30 yrs）可以拿到7%左右的回
报。
或者把这$140k拿来还投资房的贷款（4.5%-4.75%），这样可以无风险拿到0.5% - 1%的
回报。
LD建议就把current loan refinance一下就行，搞成15 yr，风险小。
大家能不能给一些建议。

I have locked down 4.25% 15 yrs. No loan origination fee, no broker fee, no
underwritting fee, $223,850 loan with $3850 PMI added in (otherwise $220,000
), total montly payment (1683.98+200 tax + 50 insurance) $1933.98. Total
closing cost $4,800.

2. I did calculate the principle after a number of years. It turns out that
before 4.3 yrs (for example 1 yr), remaining principle for case (2) is
smaller than case (1). If it is more than 4.3 yrs, for example 5 yrs, the
remaining principle for case (2) is more than case (1). I did not calculate

yrs for super conforming.
You can always refinance at any time after your purchase ( well, of course,
