间需要换掉sink上面那面墙上镜子柜子，浴缸不是很确定，假设两个洗手间加厨房全部
remodel,加卧室地板，10w能搞定吗？或者15万肯定能搞定吗？我是说请homedepot来搞
的价格，那我们就按豪华价减掉这个成本来估算一下还是挺值的。 |

把原来的unfinished basement改成了一个看着很不错的小房间加厨房，还有seperate
entry。在disclosure上面卖家明确说他自己的职业就是home remodel,这个basement
改造是自己业余时间干的，没有申请permit.
我们需要在contingency里列出来需要他申请了permit我们才买吗？如果没有permit，
我们接手了麻烦大吗？另外就是我们将来可能把这个房间租出去，这种情况是不是必须
有permit?
这个owner还有其他的一些home remodel也没有申请permit, 比如厨房加island，浴室
加jetted tub等。
我们一方面很喜欢这个房子，就算这个basement不出租，自己用也很合算。有点担心如
果我们push owner把所有没有permit的改动都要申请，他就可能卖别人了。我问了一个
给人专门装修的中国人，他说不用申请，因为我买了以后，可以说是前房主改的（前房

区出门左转300多米就是高速入口，这样交通倒是很方便，上班出门就可以上高速，下
了高速就是单位。想请教大家：
1.这个高速距离算是缺点嘛？离高速太近影响resale value吗？
2.再问问，这个房子90年代的，2100尺，roof 08年换的，hwt 13年换的，但furnace和
ac都是original的，就是20年了已经，估计马上就要换了，这个预算要多少啊？
3.查了utility record，gas平均86刀每月，我们在东北部，雪大，冬天长，这个gas
fee比我想象的低多了，是不是说明房子的insulation很好啊，能说明furnace还是状况
很好，运转不错，短期内不需要换？？？
4.但是电费153刀每月平均。怎么这么高啊？夏天这边还比较凉爽，上90度的天也就个
把月的样子，空调不需要开很久，agent解释说男主人work at home，电脑一直开，这
么费电靠谱么？
5.窗子都是木头的，不是现在流行的plastic的，也不是thermal window，是不是不好

我们没啥经验，没有想好要做什么，很多说的模棱两可，比如可能换tub，可能不换，
可能upgrade到jacuzzi,都不确定，希望师傅能把价格estimate breakdown 给我们，再
决定是不是都做。
师傅看了以后，就短信我说要$6500刀。我回信说这个价格有点高，是不是包括做任何
我可能做的remodel? 比如之前没谈过地上要不要换瓷砖？比如包不包括shower也重新
做？
师傅就回信说，这个价格不算贵了，你要做那么多东西呢。
我感觉这个交流优点不通畅啊。。不确定还用不用继续了。。
另外，朋友来我家住的时候，把这个厕所用漏水了，我们找plumber来过，说需要开墙
才知道哪里漏。这个contractor来了以后就很自信的说一定是马桶漏，说是什么washer
ring开了，我递给他一张纸，他擦了一下马桶底下的一圈，但是没有擦出水。。。呃

那悲催的，只能买很小的冰箱了。现在的冰箱是02年的amana，查了一下，冰箱的平均
寿命就是13年，怕它随时就坏了，不过听说第一任房主每年只住半年，这种情况会不会
延长冰箱寿命呢？
另外，一般来说哪个牌子的冰箱比较好啊？唯一看到一个不贵的，又大又fit我们家的
25cf是frigidaire的，可是评论说只用了5年就坏了。所以想问问一般哪个牌子会耐用

卫生间,加上换楼上的地板(900 sqft)和刷墙,师傅估计labor要1.7w左右吧.然后问师傅
合同的事情,这个师傅说如果找他要license number和公司的insurance的话价钱就要高
不少(可能要再贵个万把块钱?)。还说即使给我license但是签的合同不是按照
Contractors State License Board (CSLB)合同签的都是不合法的，请问是这样的么？
看版上许多人找有license的contractor，想请教一下合同是怎么签的？华人上有网友

而美国老太觉得房子没有家居和装饰，怎么是房子呢，必须要用的，要不，严重影响卖

考虑到佣金差1.5%, 还有家居软装修等钱，我觉得实际差价会有1.5万美元左右，就是

小弟买了个湾区60年代的小黑屋，
以前来版上问过要不要把全屋plumbing 换掉，当时误读inspect report以为屋子已经
换过为copper pipe，影响了问题的判断，另外觉得全换要断水几天很麻烦，就没有换
了。
最近找人remodel bathroom , 拆开一看才知道主要的水管都是铁管。
现在真实情况是，进屋的水管是铁的，主要水管都是铁的，只有后期加的bathroom/
kitchen用的是pvc或者铜。
之所以想全屋换掉plumbing，倒不是因为漏水，
而是我现在主要遇到几个比较头痛的问题：
1、水有异味。
有用普通的滤水器，滤芯死得特别快，拆开一看，满满的铁锈（或者是泥巴?）
2、水压不够。
表现为，如果有人正在洗澡，这时不管开水龙头还是冲马桶，洗澡那边的水会变得
超级热。一开始以为是洗澡水阀没有稳压装置，后来发现应该不是。remodel 最老的那
个 bathroom时，装修师傅把单单装修的那个浴室的水龙头都换成铜管了，但是当天晚
上在另外一个bathroom明显感觉到水压不如以前,不管冷水还是热水。其他洗手和厨房

是新琴的寿命比旧琴要长，价格自然反应这些因素。
美国学生80%在前2年就drop钢琴课，注意2年内就drop，孩子不会学到什么东西，过若
干年以后将全部忘光。如果能预料到孩子不会超过2年，那么不如不学，因为这2年的时
间精力和金钱是白白浪费的。事实上大部分认真学的中国学生都能顺利通过这个阶段，
这是为什么比赛演出时候看到大部分都是中国和印度孩子，并非只有中国和印度孩子在
学钢琴，而是大部分其他族裔早早都drop了，早已经忘记怎么弹琴了。
我试过的所有的remodel, recondition的琴，音质和手感都非常差，完全不能要。琴跟
车子不一样，remodel以后往往不能跟原来的部分很好的结合。家长要想省事省心，还
是买新琴好，倒是不一定非要是yamaha，更不一定非要是U1。 |

,那是因为你看到的就是新的. 至于音板,整架钢琴最贵最核心的也就是音板,虽然现在
的音板都是金属的,但还是会有损耗,而且是不可修复的损耗只是损耗得比较慢而已.
所以不管挑新琴还是旧琴,主要还都是在挑音板,从这个角度看挑新琴还是旧琴没什么本
质区别,除非你要买一台几十年的旧琴,那么恭喜你你被狠狠地坑了. |

要求一样,首先人品要好(location好,位置正,犯罪率低),其次要年轻(最好是新房,新上
市的,不是别人挑剩下的),还要长得漂亮(装修好,木地板,alder cabinets, granite
counter top), 该大的地方要大,(厨房,卧室),该小的地方还要小(院子,草地),更picky
的话,还要挑身高(层高)高的,朝向好的,人缘(neighbor)好的…等等
你还会惊奇的发现,房子就像女人,如果岁数到了更年期,再怎使用makeup,

买房子的时候，我就是因为怕麻烦，所以要的全是翻新的remodel过的，当然房子确实
没什么问题，别的房子根本就没有remodel，水管堵塞这个对于很多家庭应该也算比较
常见，我能谅解，不怪前面的屋主，关键是我头一次经历，早晨拧完下面那个阀门，一
点没心理准备，水哗啦啦冲出了一些，当场受到惊吓，到现在还没太缓过劲儿来。
现在要做的就是几步：
1. 去买个细长的带玫瑰钩的金属丝。
2. 买个drain sealing tape
3. 上面都再捅捅
4. 把下面那个U型管道都拆下来了清洗一遍。
5.化学剂，这个我是不大敢用的，有些网站再三强调了不能用。
主要是刚到新地方，还没买车呢，所以去哪里都不是说走就走，原来的车先留在加州了。
买车我也头疼不已， 本来想买日本车，现在听说辐射，现在只敢考虑奔德国车了，据
说德国车是钢皮。这个事我最近正在头疼。现在又来了这么个事。
至于这四步到底行不行，心里一点底也没有，万一不行了，还得找工人，所以一想起来
这个，就很头疼，我就因为怕麻烦，所以我开10多年的车都从不敢超速也不去闯红灯的，

越贵,维持的费用越高.如果没有相应的收入,明星的豪宅白让你住你也承担不起平时的
费用.一般4bed的single family大概 2400sft, 在MA水电煤气一年要$5000左右,可能新
房子少些,烧油的要多.另外,草地,扫雪,还有很多电器,furnace, heater等等都要每10
年左右换一遍,大概15年要remodel一下厨房,20年左右要换房顶,房间地板,内外墙也要
10几年弄一遍. 所以除去还贷款本金之外,property tax + interest + 其他费用应该
不比 2000/m少,而且你要搭进去很多精力维护,扫雪,除草,浇水,扫落叶等等.很多人还
喜欢重新remodel厨房,oil换气,水暖换汽暖,重新走电线等等.

包括重新铺地板，remodel厨房，remodel卫生间（墙，浴缸，洗脸池，地面砖打算全部
换掉），房间重新油漆。
我有一些电动工具和自己修车的经验，但是第一个搞房子，没有经验，很多事情有个有
经验的人指导一下，或者有感兴趣的朋友在一起想个主意，或者你愿意的话过来看看，
我做错了或者哪儿做的不好也可以作为你以后diy的经验。特地说明一下，不需要你帮
忙干活。有人在帮忙想主意感觉比自己一个人搞要好多了。一个人单搞有时候忘了做一
件事情，后面就要返工。比如我这几天在做卫生间的时候，就一直在琢磨防水怎么做。
因为自己没有经验，生怕做错了或者做漏了一步，后面又要重新来过。
我一般的做一些自己的汽车维护的事情，简单的比如换coolant，换机油，换刹车，换
各种灯，前后哦bumper，复杂点的比如换火花塞，点火线，coil，整个冷却系统，我的
老ford taurus的发动机维护。如果有感兴趣的朋友也可以联系我。一般的汽车零配件
大家可以到junk yard去找，那儿通常有很多报废的汽车，但是你可以以很便宜的价格

发帖数: 2225 | 50 只要别找我们正要起诉的那位就行了，就是那个叫tony的在华人报纸上打广告的，把我
们window header打断了，花了很多钱找人修，此人号称装了30年了，来了之后先在橱
柜上打2个洞，然后正准备打出去，切开drywall一看后面是暖气的vent (问他为什么不
用stud finder，他说那东西能找到什么啊，都得打开看看才知道后面有什么)，于是就
换了个地方从我们window header上穿出去了。敢情丫的干了30年都不知道window
header是什么
这哥们在drywall和橱柜上切洞非常搞笑，拿个圆盖子照着画一个圈，然后拿高速钻沿
着画的圈切下来，和他妈的狗啃的一样，后来找干remodelling的contractor来修才知
道人家有个环形的锯用电钻带着切下来很圆很漂亮。
不建议找handyman很多handyman就是shit，除非你很了解，我们找过一个在angielist
上评价很好的来贴一片瓷砖，直接悲剧了，赶紧轰走了，自己费了2个晚上贴上了
其实干remodelling有licence的都行,一般专业有Licence的干的活都很漂亮 |
