大家好，
小弟的小黑屋打算翻新一个浴室，面积很小，就5x8 feet，计划把浴缸马桶洗手台全换
掉，防水瓷砖全部重新贴，水电全部不动。
问了好几个handyman/contractor , 光labor cost的报价从3k到8k都有，都是不带
permit的，让我感到这里面水很深，弱问下合理价格应该是多少？
也烦请推荐一下师傅。谢谢 |

每个房子的情况不一样，开销也不一样。我今年搬的家，那个区基本上都是２０，３０
年代或是更早的房子，５０年代的都算的新的了。
我般进去的时候，做了几个在我认为必须要做的：
１）拆除原来房子里５个穿墙空调，装了３个大金分体空调。拆用了我＄３K，因为要
补里墙外墙，还要粉刷。新的大金分体连安装，拉新的电线＄７K。
２）打掉原来房子的４个厕所，全部从新做过。人工基本是＄３５００一个厕所。材料
是＄２５００，水龙头用HANSGROHE，洁具DURAVIT。还算比较中上。
３）换掉２５个窗，基本上人工一起＄３００一个。房子里还有２０个窗是１０年前换
过的，还很好，没有动。
４）二楼原来是地毯，老婆小孩都不喜欢。全部拆了换地板。＄１０K。
５）所有房间粉刷，打掉两个壁橱，所有壁橱做ORGANIZER，＄５K

房子刚买的是condo在NJ，厨房不大
冰箱炉子烤箱和洗碗机都是新的，不需要换
想换所有橱柜和countertop,把sinker和洗碗机对调一下位置,另外想加一个compact洗
衣机
我们都是第一次接触装修，啥都不懂
前两天去了法拉盛的装修建材一条街，咨询了一下
现在有两种选择,一种是自己找contractor把现有的橱柜和countertop都拆掉，然后法
拉盛那边买橱柜管装，labor大概65刀一个橱柜，总体价格4000美元以内
另一种选择是把所有活都承包给法拉盛那边一家公司，removal, design, installing.
不过感觉他们的销售满嘴跑火车，不敢相信
现在的问题：
如果遇到手艺操的contracter, 拆橱柜和countertop对厨房有什么潜在的破坏么？

Not counting carpet removal and disposal. It's around $3-6 per square foot.
Base on who's doing it. Licensed or unlicensed contractor.
200sqft的厨房remodel，包括换成granite台面:
That's big kitchen. Expecting $7,000-20,000, parts and labor. Base on type
of cabinetry and granite material.
装大马力抽油烟机，一般花费多少:
$300-500 just for basic labor. Range hood price is vary. Extra labor will
cost extra. |

City Code是需要申请permit的。但是担心影响工程时间，正在琢磨要不要申请这个
permit。我买房的时候还从来没有考虑过卖家的厨房remodeling有没有permit呢，应该
不会影响home value吧。
大家都是怎么操作的？ |

可能不符合现在的code，有的city会要求你在remodel的时候改过来。
Notes: 现在的code要求，厨房里至少要从electrical panel接5路电。如果oven是电热
的，还得单独接一路220伏的。 |

-4个月完成。老中都是7-15天。
为什么会这么样呢？那些老美可都是信誓旦旦的说这已经是最快了的，而且有个还叮嘱我说要提防那些给我估<1month的contractor。他们做工肯定很糟糕，或者最后还是拖到超过一个月。
