说现在是时候做refinancing了,因为的利息能够降到2.875%。我想,虽然如果
refinancing就把头一年我们付过的这部分对应的房子的所有权放弃了,新的贷款让
house所有权从头开始。但是我们这个房子不会卖,会一直住,所有权差个一年没关系
,关键是省钱:refinancing后可以使每月的还款少了180刀,生活压力就小了很多
;算了算,剩下15年的付房贷做refinancing比不做总共省了几千刀(已经考虑算进
去了5000刀左右的做refinancing的各项手续费之和),感觉也算省了一笔不少的
钱。现在就是请教版上各位高手,做refinancing有没有什么弊端和不好的地方,多谢

去年初贷的,30年, 5%, 现在还剩下的数额为11W
现在找了个当地小银行,想做:
15年,4%
当初agent说所有的refinancing cost总共是$700左右,没有别的了。 但是现在他提出
让我交title insurance,这样差不多就是1000块的cost。原因是他当初误以为我们是
single house。
我想问的是:
这种refinancing,多少钱的以内的cost才算算是比较合理,才值得做?
做condo refinancing有哪些费用是必须交的?那些是可以谈的?
另外,各位知不知道别的银行有更好的offer的?

几个朋友说,即使和 broker谈好了是 0-cost 也没有用,到最后 closing 的时候,
还是会有一些莫明奇妙的费用会加进来,而且那个时候,我们也不能withdraw 我们的
loan application 了。听了很是郁闷,我们只是打电话和 broker 谈的,没有什么书
面的协议证明我们refinancing 是0-cost。我们倒是签了一些文件,但都是为了
start loan application ,没有说明我们需要付给 broker多少钱,也没有说明最后
closing 我们要out of pocket多少钱。打电报问银行,银行说是和自己的broker联系
。具体最后 closing 数目,会寄HUD给我们。可是我们担心到HUD程度,我们就没办法
withdraw了,不想被broker几句好话就上了0-cost refinancing 的当,最后被逼out
of pocket 一些 fees。这里请问大家,是不是到了一定阶段,比如HUD都寄出来了,

the mortgage. My loan officer said I have to wait for 4 months, otherwise
both I and he will get penalty. I asked him to provide a copy of such
document about early refinancing penalty. He said he cannot provide one
because this document belongs to the investment bank.

是因为最近利率更低,二是因为可能很快收入会减少,所以想refinance一个更低的
rate降低一点月供。
在另一个帖子里问了一下refinancing的步骤,有幸得到几位大侠的指点;好像共识是
找个可靠的broker很重要。现在我们又有点犹豫了,不知道值不值得来折腾一下?万一

你的rate。你如果付refinancing cost,你可以拿更低rate,不过一般人不乐意出钱,乐

the possible penalty for early refinancing. But he said he did not have it
with him. I think this is really weird. How come can a loan officer not have
such refinancing related document??
I am really tired of asking again and again this document. If the loan
officer keeps not giving me such documents, what should I do? Should I
report him to his supervisor or should I simply dump him?

refinancing. I almost know he is cheating. So can I forget about him and
start refinancing with another broker, who will hopeful talk with the

我4月的时候买的nissan新车,为了拿rebate,在nissan做的贷款,3.99%。dealer说3
个月之后就可以自己找银行什么的重新做贷款,利率会低一点。现在已经过了3个月了
。上个周末我们专门跑了一下这个事情。
我手里有2个银行的账户,chase和wellsfargo。chase说必须10月H1b生效之后才能做,
但具体利率是多少,要到那时候申请才能知道。wellsfargo昨天quote出来居然是7点多
,直接pass。
还有就是credit union,给了2.49,目前算是最好的了。但有个问题,banker说必须保
证我的H1b在5年之内不过期,因为我们要做5年贷款。我们回家查了一下h1b approval
的那个表,上面明确写的是renew 2015,没有写什么时候过期,但我知道一般是6年过
期。这可能就需要律师出具一个类似的说明或者找一些官方的说明文件来证明我的身分。
我不知道大家做过refinancing的都是这个情况吗?那将来H1b买房子,要贷款15,30年
,怎么证明身份啊? |

刚查了今天的利率,15年的是3.625%,每个月好像可以少付200块钱,但是因为贷款要
到2026年8月才结束,总的利息反而比现在的贷款还多。
有没有什么网站有计算器,可以计算多少利率可以使贷款利息持平?
在这里也给重新贷款的提个醒,不能光看费用和你的月支出,重新贷款(不缩短年限的
话)等于把贷款年限延长了,利息可能付的更多。 |

still waiting. My broker told me that they just sent my application to
Quick Loans, since if provident can not approve my loan before November 8,
they will charge me 1% of loan amount, per Fannie Mae' new policy. Anybody

5 year ARM: 2.75%
7 year ARM: 3%
15 year fixed: 2.875%
30 year fixed: 3.5%
Closing cost: none
I plan to sell the house in 5 years so I'm leaning toward 5-year ARM or 7-
year ARM. Are these quoted rates competitive? I checked Zillow mortgage
market place -- some of the rates look low, but they seems to be unrealistic
. Anyone?
