今天跟一个mortgage broker聊天,了解到federal government有一个special program
,只要loan amount is less than 105% 房子的value,就可以no PMI refinance。这
样算来,每个月可以节省200块的利息。
听上去还是很吸引人的,但是唯一不爽饿地方是我们必须还清current 2nd mortgage。
这个2nd mortgage home equity line of credit是10% purchase price,虽然现在
balance只有一点了,我们感觉这个就像活期存款,想取就取那种。
想问问大家,有没有必要为了每个月省200块钱的refinance,把这个10%的home equity
line of credit给还了?(our condo value probably dropped 12%~15%。)
急,大家帮忙出出主意啊!谢了先。 |

credit的利息应该只有3%左右,或者更低。不过如果您的First Loan是Fannie Mae持有
的,您就可以保留这个Second, 然后再Refinance First Loan.

"No cost means no cost" -- but how about the cost related to appraisal,
application fee, title insurance/search, settlement/attorney charge, other
government or third party charges? It seems to me that some of the above
listed costs (if not all) will happen during the process of refinancing. I
am just wondering who will pay these costs if the homeowner will not pay. |

去了,如果真的是多交了,escrow close以后会退给你的. |

is an exception, not a rule. Also in these countries you can’t
refinance a hybrid ARM during the fixed rate period, whereas
the hybrid ARMs in the U.S. typically can be refinanced at
will. Americans still have it much better than people elsewhere. |
