发帖数: 9429 | 4 我觉得shower 装在toilet的位置，toilet移到门的左侧墙上， toilet 装 雪妈说得
Wall-Hung 那种，bathroom sink 也得装雪妈说的那种，可以搜搜 “ RV Bathroom
sink”，那种用在RV上的较小， 有些也可以直接固定在墙上。
还有我觉得shower 一面的玻璃墙和玻璃门要装frameless 款的，相对来说不会觉得很
压抑， shower door 往测边方向拉开，能拉开多少都无所谓，只要人进得进去就行。
与窗重叠部分的墙也可做成玻璃面的（或者干脆把整个窗内部封了?）。
还有一种方法可能也可行， 就是是否可以左右边墙的任何一边是否可以扩宽一点？这
样就可装标准的fixtures.要知道不管怎样你的内墙几乎要打开，上水和下水都得重做。 |

1. 就是卖家自己对房子状态的评价, 德州要求如果不是新房/法拍房的卖家必须给这个
, 主要目的是告诉买家房子有什么东西, 以前有没有出过大问题
2. roof材料一般是 composite shingle, 两个都是对的
3. 煤气灶是cooktop, gas fixture新点的房子基本都没有
4. 不清楚就去问卖家, 最后closing的时候title公司也会告诉你到底有没有HOA

deposit, such as low voltage。当然你可以根据自己的喜好来制定付账的程序，但是
contractor是不是接受则是另外一回事，要看你谈判的技巧，或者你有什么bargain的
chip可以让contractor接受你的条件。都说了，自己监督盖房子是个受累不讨好的活。
另外不要小看预算外的花费，我老板的房子，已经和图纸上的设计大不一样了，很多
change的。

发帖数: 1 | 24 买了个新房，是第一期，合同已签，plan是4 Bedroom，但是现在builder发notice说
city不允许在这个community盖超过3个Bedroom的house，因此将其中一个bedroom修改
成了den，把房间的门去掉了，而且位置从原来靠近一侧的位置move到了中间的位置，
另外closet的门也去掉了，将closet修改成了tech room，联系seller说不可以选
option upgrade去装门，只能close之后自己弄。
我现在的问题是感觉builder这么做不合理，合同上有写:

Pros:省力省心省时间，整体设计比较专业，风格一致性。会安排家具的送货安装，所
以我不用一边工作一边操心。设计师一般能拿到家具折扣价，很多人说家具的折扣加起
来就算是付设计费了，所以总价格差不多。有些我不熟悉的方面比如wall paint,

报纸上找的，有个city的work order需要做。打电话跟他谈了，交了定金开始做，一切
挺顺利的，inspector检查也通过了，全付清钱。
后来租客又投诉说bathroom sink和厨房的kitchen light的wiring有问题，灯也不亮。
我又找他，他说可以做。又先给了他一半的费用，6月底前打电话来说一切都做完了 ，
希望我把最后的final payment给他，我就给他了。前两个星期property manager发邮
件过来说，tenants还是投诉那些问题，你自己说你找人做，到底什么时候做。我很奇
怪，这些不都做完了吗？
再给contractor打电话，就找不到人了，一直是留言信箱。7月17号 (星期二）他突然
给我发了个传真，说他手机被偷了，20号会go back to normal。然后又说will put
light fixture, 说wiring is done on Thursday.

不行， 质量不行，审美也不行。
现在的builder和前房主真黑心。 大门，厨房，卫生间,一直到其他fixture，用的材真
是质量很差的东西。颜色boring是小事，比例不行也是小事，使用了7年之后你就知道
什么叫哄烂糟屁，我去参观过的一些“新“房子， 真想一把郎头全部敲掉重来，只是
不忍伤主人feeling的直说， 也不能给地球添加垃圾把原来装上的东西费掉。
我总认为老房子往往结构更坚固，做工好，难得的多年生的lumber， 很老的房子柱子
大门都是冒油的木头。
改天我也去领一个agent照玩玩，叫我的客户也避买新房，要买也要挑质量上乘的买，
这是家庭中最大一笔资产了， 要像挑选配偶那样耐心谨慎，不然，就租着住下去。 |

修有人检查，而检查是依据建筑法规来的。建筑法规规定设计的下限（注意是下限），
保证设计的合理化，安装的正确和安全。很多人以为检查只是检查安全性，从而认为没
有license的师傅由于经验不会出安全问题，其实不然他干了十年可能就在那个问题上
错了十年。只不过很多安全隐患本来就是小概率事件，又由于装修人员的流动性被掩盖
了。再者，设计的最低合理性也由规范卡着，比如厨房电源的间距保证了你有足够多的
电源（这些都是根据人体工学多年沉淀出来的）；岛式或半岛式的台面也有足够多的电
源；电源又要离开水池多远，以减少漏电的可能性；洗衣机的排气管道如何公母相套能
避免棉絮被挂从而积累在管道中；正确的下水管的坡度保证足够的排水效率。有些师傅
也许精通国内的建筑法规，但是中美的建筑法规还有差异和差距的。（因为建筑材料的
