发帖数: 360 | 13 1.不管是mortgage还是refinance都有no point no fee。但就像楼上说的，no fee 一
般就是代理帮你付了closing cost，rate 相对会高点。
2.有些广告的no point no fee未必真的 no fee at all. 比如代理的underwritting
fee 没了，其他title费还有。这是trick you 的手段罢了，最好先问清楚。
3.对于第一次买房（mortgage），切身教训是最重要的是能及时close,所以与其追逐网
上的最低rate，不如找个可以信赖“抓得着”的代理。 You can alway refinance
later if the rate is too high. |

fee 要对方讲明除了 escrow 款项 （Insurance, tax) 之外你一律不负责。银行给
broker 的是一系列 rate 和那些 rate 对应的花费或者奖励，所以只要 broker 从
银行定下一个比较高（比刚好没有奖励的rate 高）的rate 给他的顾客，银行就会给
他一笔钱作为报酬。所谓 no-closing fee 就是broker 用这笔银行回报，为你付了
closing fee 和他自己的劳务费用。
一个 broker 到底需要用多高的 rate 去获取银行的多少回报，才可以帮你付所有closing fee, 就是你比较不同 broker 的关键标准。 |

但是我们还是自己付transfer tax， title insurance， origination fee，
document fee ，乱七八糟加起来也有7000 左右，这个是不是就不能叫做no fee 了啊？
现在我们的情况就是：拿了一个高的rate （打电话问了一圈，发现真的比别家的高）
， 还自己付了7000的closing fee。这是不是被agent 忽悠了呢？ 真郁闷啊。

的话，帐显然不是这么算的啊。
划算不划算应该这么算： 找个mortgage calculator: 分别计算每月付钱数目。 total
load + closing cost 按 no cost 利率算， 或者total load 按no fee 利率算。 如
果with fee 每月付的钱 《 no fee monthly payment, 则划算，反之则不划算。 |

，因为High Rate的代价已经给Low Fee抵消了，而High Rate无论如何都在将来有机会
作Refinance，而Low Rate&High Fee就是一锤子买卖，将来没有下行空间的可能。
这里最主要的判断因素是Low Fee是否可以抵消High Rate带来的未来高成本（假设你将

问了两个contractor：
一个要$850 labor fee， 但要两个月以后才给装。如果换别的牌子heater，labor fee
再加$1000
， 因为要开一个vent到房顶 （现在的vent是到侧墙）.
另一个要$1750 labor fee， 5天以后可装。
我在版上看很多labor fee $300-700。 为什么我拿到的quote这么贵？我并不介意换其
他牌子，但是多加的labor fee 实在是太unreasonable.

我请manager定义opened，
竟然是拆盒开箱(但没开机)，就要付15% restocking fee，
我抱怨相机部门员工完全没提到15% restocking fee，
而结帐区又不让我开盒检查内装，
最后manager说：这是新政策，
我只能结帐后回去开箱检查，若有问题，
1. 免费换新机
2. 不论是不满意或有瑕疵，开箱没开机，退货就得15% restocking fee
我觉得第2点，非常很不合理，

There are two type of fees from NVC.
The affidavit of support processing fee (also called AOS fee)
immigrant visa processing fee (IV fee).
