不奇怪。美国按揭公司Fannie Mae最近一个季度的业绩达580亿，所以它的股票在过去
的三个月里涨了400倍。
不过，值得注意的是专家指出这只股票只适合炒作，因为该公司的管理权属于美国政府
，也许永远都不会重新变为私有公司。
在次贷危机发生后，Fannie Mae和Freddie Mac两家按揭公司都被美国政府收管乐，从

to put 20 to 30% down payment to get this type of loans.

你要看你的loan 是否已经卖给Freddie Mae or Fannie Mac,如果是，就符合。
另外你是否2009年6月1日以后没有做过reif,如果是也符合。
无论是primary house还是rental 都可以做。
这个计划要帮助那些2008年前后Bubble的时候买房的买到最高点，没有机会做refi的人

I believe it is fannie mae house, according to the listing agent (they list
all fannie mae house in our area) , they will usually give you closing cost
if owner occupied, but never pay closing cost if investment property.

总觉得 Keats 这名字被翻译成 济慈，有些荒诞 -- 把这个早逝的浪漫诗人，搞得像个
和尚。
Keats 的有些句子，在秋天，最入心。比如 To Autumn 的这句：

常想，下句应当是“夜来风叶已鸣廊，看取眉头鬓上”吧？

得好。
1.德州在有关限制房价方面没有什么比其它49个州牛的法律。你说的德州“对金融机构
和个人炒作都有限制”的什么法律比较奇怪。因为要炒作金融，德州法律压根管不着。
就象坐在家里炒股票一样，那是联邦法律管的事，没德州法什么事。
2. 另外，你说德州银行管得好，限制了炒房就更不大实际。因为在美国，买房子的贷
款基本上都是各该大小银行或者金融机构按照联邦政府的住房贷款法律与规定，直接从
两房，也就fannie mae 和 fannie mac 拿钱的。那些大小银行都不过是担保者，二传
手，middle man 而已。也就是说，在房屋贷款问题上，不管你在哪个州买房，银行的
贷款政策基本是一样的。不可能有德州银行贷款严格，加州银行贷款宽松一说。这和中

本政府这两个大头。
不通过这两个办法，你们还有什么好办法？ obama给富人增税我看很有必要（给穷人
tax credit到不一定）。 mccain说要继续减税，那你联邦政府要bail out fannie
freddie, FDIC 要bail out 很多银行， 赤字现在天文数字。你说钱从哪里来，还是继
续向中国日本借钱，这显然不是办法。现在wall street你去他们trading floor 上看看，惨不忍睹。 我的所有美国同事，有些都是senior trader， 收入绝对在纽约也是中等偏上，他们都支持Obama (不是强烈支持，但是和mccain比还是支持的）， 你们几个中国人怎么还支持mccain? |
