折腾了俩个多月，房子选好了，退税问清楚了, 订金交了,HOME INSPECTION做完了, 啥
都好了，就等着贷款一批做APPRAISAL, 月底就搬家了, 然后发现,可能贷款要黄了!--
突然想起来，我连搬家公司, 租车, 改邮局地址，改CABLE, 全都订好了!
然后今天LOAN OFFICER给我电话，说FANNIE MAE一定要08年W2表, 不然就不批我们的贷
款. 我老公是工作签证，今年1月才正式在美国拿工资，去年的工资都是中国发的, 哪
找去年的W2表啊!
LOAN OFFICER说他把我们VISA情况，DOWNPAYMENT情况，信用情况全解释了，我老公公
司还提供了STATEMENT证明他去年的工资是多少，在哪发的.

The real reason is "Fannie Mae and Freddie Mac".
When a bank gives out loans, they can securitize the loan to sell to Fannie
or Freddie.
Fannie and Freddie is sponsored by the government. So it means, the bank can
transfer the risk to Freddie.
So why the bank should care how safe the loan is? Just loan to anybody, and
sell it to Freddie.
So let's say the government encouraged the sub-prime loan by provide

Freddie Mac， FHA保的mortgage fee都会涨。这个bill下周就可能通过。然后明年1月
1日起实施。

1. sell pooled loans to fannie/freddie. sometimes called warehouse loans.
The bank is looking to sell with premiums. The bank may or may not service
the loan. if it does, it will pass any prepayment on to fannie/freddie and
to MBS investors. fannie/freddie are accountable for any defaults. Or the
bank may securitize loans and sell to investors directly without sending
them to fannie/freddie
