1. Knowledge of Local Real Estate Market
对当地房产市场了如指掌，知道那里是好的学区和社区，熟悉政府规划和道路交通建
设。比如现在是个好学区，说不定明年会换到差学区，或者政府要建一个affordable
housing。这样的小区要避免。有的小区在improve，比如地铁要修过去，或是政府有大
规模的改造计划。这样的小区在升值。
2. Good Ethics
房地产市场里面tricks很多，特别是对于1st time home buyer，很容易受到欺骗。
如果你的buyer agent没有很好的道德操守，很容易take advantage of you. 最好用
reference的broker，而且需要interview和考核期。先合作一段时间，再签exclusive
representation。

上次结尾说到拿到license以后。对了，别忘了，
大个的那个要交给你的公司broker保管，小个儿的
正好放在钱包里面自己带着。
今天去了Board of Realtor上required的课，两门：
orientation 100 和 Code of Ethics
上过后者就可以拿到一样很重要的东西——supra key
以上的课程要求在拿到license以后60天内完成。
Board每个月offer两次以上的课程，free。
Supra Key就是可以开启satelite key box的那个东西。
现在可真是先进了，有专门给Iphone用的key，还有给
berries，Android用的key（这两个是一样的）只要下载个
App，插在手机上就能用，用过拔下来，像个钥匙链的大小，

上次说到买卖房地产可以带动很多行业，制造不少GDP，解决很多就业问题。
例如，买房子一定会牵扯到贷款（少数cash offer的investor不算哈！不在讨论
范围内）贷款就要有loan officer。联邦政府有专门的法案来规范贷款市场，这
里面十分十分复杂，我也是指学到了一些皮毛。反正是对lender的收费，loan
的term都有严格的规定。不过，即使有了那么多的条条框框，也还是有很大的
自由空间来游刃有余，所以说，做贷款是个肥差！很多Realtor后来都转行做
Lender去了。法律是严格禁止Lender以任何形式给Realtor referal fee的。
不过，我觉得他们肯定有应对的方法，具体如何操作我还不知道。我知道的是

Just friendly reminder, if you want to invest in REIT (Real Estate
Investment Trust) fund, due to passing through nature, it is better to put it in the tax shelter account (i.e. Roth IRA, 401K) to save income tax. |

需要加入NRA，加州和LOCAL的REALTOR ASSOCIATION。 BROKER对新手的COMMISSION切割
的也多，因为要承担更大的LEGAL风险。只要做久了，做好了，BROKER才会逐渐降低比
例。所以REAL ESTATE者行入门容易，新手的生存其实很难的。 |
