purchase agreement.
然后seller 签好字,但有些小地方有所改动,EMD叫我们多叫点等其他小事情。就是他
们的seller在我们的PA上做了些额外的注释,然后叫我们签字回传,所以我手里有这份
copy. 你说的是否是这个意思呢?
现在我就是不知道是否所有文件都给银行了,那看来我下周叫我的agent去催了,不过
我agent告诉我一般要几个月的时间,所以6月底前close真是心理没底呀。 |

the situation and the required appraised value that must equal to sale price
in order for you to qualify a loan w/ the down payment you're putting. you
showed Wells the denial letter from previous lender? did you work w/ Wells
retail bank? you should have every right to back out in this situation w/o
losing your EMD.
normally, Builder will work w/ buyer as long as you have legit reason.

2. 银行贷款是根据 appraisal 的value X 80% (20% down)。appraisal低,贷款额
相应下调
3. 原始property tax的基准是根据成交价,和 appraisal 没直接关系
如果你因为低 appraisal 而想退出,可用 appraisal 的 "contingency",这是正当理
由,earnest money deposit (EMD--订金)可以全数退还,合约取销。 |

repair/fix them, instead of sending the release form. If the seller refuse
to repair/fix the problems, then you have the right either proceed or send
the mutual release form.
If the seller doesn't sign without a reason, your agent should talk with his
/her broker, and let the broker talk with the seller's broker.
You agent should not give you back your EMD without the seller signing the
release form.

自己的agent的homework没做好, inspection后, 签了最后协定才从city public
records发现房子实际比listing info小150平方尺.原来价格当然太贵了. agent说现在
不能回去从新谈价格,因为已经签过字了. 5000刀的EMD还没付, 但现在一定会损失5000
刀吗? 还有其他办法吗?

f**********r 发帖数: 816 | 19 10月看了一处房子,很喜欢就出了offer.虽然卖家提出了很多苛刻的要求,比如1万的
EMD,赔偿卖家2000块如果贷款拿不到,rentback不交security deposit,remove
apprasial contigency等等,但是因为喜欢房子,而且不想再带着小baby到处看房,就
和卖家签订了合约。促使我们签约的还有一点就是卖家答应12月初closing,1月末搬出
房子,所以合约上留了45天的occupancy contingency.这一点对我们来说是有利的,因
为我们回国一月中旬才回来,而且我们现在的租约要一月底才到期。所以当时卖家的
agent提出了这一点,我们就签了约。
现在房子马上要closing了,卖方的agent却说45天的occupancy,卖家可在45内的任何
一天搬走,卖家没有义务帮我们house sitting,和她当时email中说的完全不一样。当
时email上说卖家要45天的occupancy,这样的话可以在我们回来之后他们才搬走,房子
也不至于空着。现在我们怀疑卖家的agent当时为了促成这笔生意,就信口开河,根本

you should notice seller that you are not satisfied with inspection result
and will withdraw the offer.
2. if you already pass the time line for withdraw by inspection. and you are
saying there is new leaking in the crawl space, you have to hire another
inspector redo the inspection, maybe only for crawl space,

699, UNDERWRITING FEE 700,合起来第一部分ORIGINATION FEE是1399,
15年FIXED 利率是3.625%,本来第一次问她的时候说是可以做到3.5%,现在
问她她说她会尽量帮我们争取锁到3.5%,说实在不行的话也没有办法,APRRAISAL已
经ORDER出去了,因为SELLER AGENT催的很急,我们的合同上写的是12月30号CLOSE
,当初签合同到CLOSE也就不到45天的时间。今天我们已经收到LOAN 的CONDITIONAL
