voting power. amongst many reaons, 1) it just doesn't seem fair that share
holder put up the capital but have no influence on how the companies should
be run; 2) even if the company is undervalued by the market, a buy-out by
another party is not possible, and this implies reduced downside protection.

个agent感觉不太用心，发过来的房子也跟我们事先谈过的要求毫不相干。于是就把这
个agent给fire了。
这些日子一直自己在做功课，对当地的情况也有了一定的认识，于是起了念头想自己在
网上查listing然后直接联系seller's agent看房并要求其做dual agent。这样的话可
以省去一个中间环节，房价上也可以更灵活一些。不知可行否？望版上大侠有类似经验
者不吝赐教。 |

帮seller。聪明的暗帮，不聪明的明着帮。当然不排除少数buyer agent只为buyer着想。
dual agent在你与别的买家竞争的时候自然会帮你，你买了他多获利。

坚持自己的价格底线，dual agent会很努力说服对方，达成交易的。
但不建议用agent推荐的律师和inspector， 一定要自己找个得力的人，给你把关，道
理很简单，不用我说了。
另外，好像法律规定第一个带你看某一个房子的，你一定要通过他买这个房子， 否则他可以告你，到
时你要一定多出一个commission。 这个我不是100%确定。
