，有游泳池阿保安什么的，后者廉价。其实根本是错误的。condominium指的是一种法
律关系，跟房子是高是矮是高级是简陋毫无关系。apartment严格意义上是物业公司专
门用来出租不卖的，也可以高级的一踏糊涂。这是跟condo的根本区别，因为住户没有
所有权。
condo的形式不见的就是大楼，它可以是20、30层，也可以是平房，可以是detached
house, semi-detached house, townhouse, 一个二层楼的house完全可以分成两部分申
请变成condominium; condo也不见得就是住宅，可以是工业或者商业房产。 |

人家是博士毕业，本来想大家都读了这么多年，有共同语言，做事情也应该认真体面一
点，结果完全不是这么回事。
1）我们的房子是Detached Single Family House。网上信息也是这么写的。但是我一
查政府记录，发现是Condo。因为我们只能付20%的首付，如果是Condo，那么就要25%才
能拿最好的利息了。所以马上去问我们经纪人。人家说不可能，只要没有公共墙就是
SFH。我说不是啊。Condo只是一种组织形式，Condo也可以是Detached的，未必是
Townhouse或者单元房。也是可以有土地所有权的。结果成了我给她科普了。
2）所有文件就是直接扫描发给我们。也不说那个文件重要，需要看，那个不需要。或
者什么是Time Sensitive的。一概没有。都是我自己仔细读，再问她。其中有个Home
Warranty，完全是卖方经纪人自己夹带在Disclosure里面的，她都让我们签字。如果我
不看不问签了，就变成我要多付钱买延长的Home Warranty了。这都什么事情啊。

If the current owner did annual termite service, he should have report from the termite company saying "no active termite" or something else.

sqft 多出来了2xx sqft
这个可能是错误吗？
detached的小屋没有空调，可以算living sqft？怀疑bedroom算了，bathroom不算，

4. Why is there no number of rooms/bathroom in the permit? The permit only

简单的最好。 一直没有合适的，要么价格太高，或者太老，或者户型不合适。其间有

言归正转， 周末去和卖新房子的一家谈了下。 他家在那个小区正在建一期，所以价格
不是非常的高。 学区算不错。 但是现在有如下问题;
１他家现在有座北朝南和座南朝北的， 听说在美国还是座南朝北更好？ 但是中国的习
惯是座北朝南这样 family room 朝南好？会不会夏天太热？
２ 他家现在建的这个小区是 small town (village) 的concept. 虽然是 single
family house 但是将会有２００多家， lot 非常小， 房子之间距离小 向深处建，车
库都是 detach在房子背面。不知道 detach车库是不是不好？ Is it a big problem?
３ HOA fee is high. 他们会负责割草维护前后院 .当然前后院也都很小了。 说现在
不确定但是应该说一个月＄１６０。或许会降点，不知道是否可信。 一但入住就没有

就选卧室朝东的，全看个人喜好，而且对于卧室的朝向，只需考虑早上是否喜欢被太阳
晒，无需考虑其它时间，因为你其它时间都不会在卧室活动，你在卧室活动而会被阳光
影响的只有早上起床前那一会儿，主要还是要考虑living room、厨房等地方的朝向，
那才是你白天的活动空间，对于小孩的卧室，他们白天会在里面活动，问他们自己喜好
2. 看你当地天气情况，如果是从不下雪的地方，detached 车库影响小一点，但是碰到
下雨还是很不方便，如果会下雪，当然detached的不方便

condo你独享的产权只是4面墙内的部分，没有土地的产权，其他的比如走廊，游泳池其
他公告设施，你和小区里的其他owner有使用权。这个公共区域(common area)会由
condo association的人买一份保单(master insurance). 我有见过master insurance
把你这个Unit墙内的部分也保了，你就不需要单独买保险了。大部分的master
insurance 不保墙内的部分，所以你要HO-6 policy = condo unit owner policy = "
walls in coverage"
pud 你不仅拥有墙内的部分，还拥有建房子的地。你的保险需要cover屋外比如你的
前后院。如果有人在你的地界被什么绊倒，非要找你麻烦的话，你可以找保险公司解决。
HO-3policy 是最常见的。
btw, 不能用attach/detach来区别condo和pud. 加州有不少detached condo. attached

就—般知识而言，用detached和保险金额高低与否基本可以区分，但正确做法需要看

一个准备买房普通人是不能立即拿到。—般需拿到offer, 我们拿到prelim才知道，或
我们先和title officer 私下要一份，或去county查找，sale person 讲的不一定正确。
—些建商还到处推荐SFR, 以南加尓湾为例，由于大部分低于百万新房都有共用车道，
title 基本上都不是SFR, 是detached condo.
若头款>=25%, 或15年房贷，利率都—样。attached condo 需hoa certificate, 但自
住屋，我们lender并不需要。

要交HOA的house可能是PUD也可能是detached condo
detached condo的地法律上来说一般是小区各户共享的

我正好自己要建一个detached车库（从无到有），电的方面要DIY，所以这方面看
得比较多。你自己提供的背景信息不足，我就将我所知道的不太容易查到的一些要点给
你参考一下：
1. 一般的情况如换breaker，火线接入panel的位置一直有电，即使你把panel的总
breaker关掉。所以换Panel，要叫电力公司在meter那或更前面断开
2.Meter那里的连接、施工、断开，如版主所说，约电力公司即可，我所知道的情况是
，电力公司给你接个临时的电表，记下你的用电量，等施工结束，又换回来，总之应该
就是走程序，1-2个预约。有些人家Meter那里还有个开关，那就方便了，不用通过电力
公司。
3.Panel和breaker要求是一个厂家的
4.接地就用现有的，一般是金属管线如：气管、水管。你的情况似乎不用考虑这个。我
的情况是在detached车库装100A Sub Panel，所以需要额外接地，如铜棒或水泥地基接
地（Ufer ground）
5.两个火线接入Panel（A、B管脚），不同容量breaker在Panel两边的布置要均衡

城市。
刚来NYC是， 这里的人也把 semi-detached, townhouse 叫single-family home， 我
觉得不理解，townhouse 就是 townhouse， 干吗叫single-family home， 应该是叫
single-family attached home。 我想主要是比如在 曼哈顿 都是 townhouse, cando

这算个建筑 得有地基的，还要走电，所以肯定要permit。你能自己建也算很handy了。
