rather weak and inconsistent comparing with value and quality. A strong
argument can be made the premium is due to small stocks' illiquidity, as
well as simply bad data (e.g., delisting/survivorship bias). If former, then
your best bet is active-management, if later, well.....

年了,LIST - DELIST弄了好几回,67万也是OVERPRICE了.
其实我门非常喜欢这个房子,就是价钱太高,最多我们只能出58W. 唉,穷人啊. |

目前了解的情况如下:
房主一家貌似因为破产早已逃离该房子。该房子被一家trust代管上市,标为short
sale,其实也是bankrupt的情况。已经在市场上大约有1年时间了(中间Delisted了几
次),目前据说卖价刚通过approve了,但因为上一个pending的买家资金出问题没有办
法继续购买,所以又Listed了。
担心是:这种房子会不会在接手买入后,突然出现一个债主找买家要钱???据说虽然
有title insurance,但是insurance担保的金额也有限,那要是超出这个限额怎么办么
??难道买家要是接手这种房子,就要接手这种预测不到的风险么?
其他不知道还有什么问题需要注意?

另外要对市场很了解,一开始要价很高的房子,如果你有耐心等,时间长了,买方不会
亏,尤其是list/delist了几次的。
反而是要价比市场价高5%左右的房子,很容易卖出比市场价高点点的价格,而且快,对
卖家最有利。 |

strong offer,你就可以在稍微砍一点价格.房子最怕delist & relist.
不过一般如果是同胞把房子抢走了,基本上回来的可能性比较小了.老美的话,有可能呆

批准的SHORT-SALE,一个都没CLOSE. 一个是SELLER反悔不卖了(估计根本没打算
卖,就是不想付MORTGAGE), 另一个INSPECTION后发现AS-IS价格不合算,我客户自己退出
来了.
还有一个银行PRE-APPROVAL的SHORT-SALE,看房时房主把所有大大小小的毛病全指出来
了,希望我们不要出OFFER. 临别时客气了一下: I think this is a great home, we
probably make an offer. 结果第二天OFFER还没递,DELISTED. |

房子第一天列出来我就看见了,70-80万value要价40万,房子虽然不匝地,学区好,然
后第二天就off market 了,给listing agent公司打过无数电话,只有一次接,还忘了
问他手机, 然后list,delist了几次,我就没耐心等了, 买了现在的房子,现在发现
居然11月35万就卖掉了。。当时真该耐心等,一定要跟那个listing agent 说上话,怎
么着也要凑个35万现金买这个房子。。
现在无限的悔恨中, 大家说, 是不是就算当是等着抢,我也抢不到? |

原来说好能借的钱又借不到手了。你可以问问 listing agent前面一个买家为什么退出
,不担保人家回答你。 反正你也有自己的inspection把关。 |

按摩加捏脚?这种sold as is,如果不能写inspection contingency就是撞运气+自己
懂,或者会弄就好一些。加了inspection contingency你可以据此说修理花多少钱,大
家平分花费也可以接受。卖家弄成listing然后delisting然后relisting,不卖给你肯
定后来有人会嘀咕这个是验房出问题了,他们不卖给你也不好再卖。
返回头说经纪如果是说这个话,直接炒掉。现在double agent这么常见,不缺买房经纪。
我这边有个卖房经纪公司提供验房报告,所以虽说是sold as is而且不接受
contingency offer但也其实没啥必要,有毛病就是有,没有的也至少连专业验房都看
不出来。 |
