啊?感觉以前听说有不少人搞80% conforming, 10% heloc的啊
房子接近60w,
我是想看能不能 20% down + 10% helloc + 70% conforming (<417k)

20% down + 80% high balance(jumbo?)
两个比起来,应该选哪个呢?
我们的信用分数应该是最好的一档,收入相对loan也足够,就是因为刚工作没多久手头
积蓄还不够充
足。如果是用heloc那部份,应该很快(2,3年)就能还完,这样能省不少利息吧?但
是不知道(两
个人)heloc能否贷出来6w左右?heloc上限是多少呢?
我现在对第一种方案的好处的理解是,primary loan能控制在417k以下,利率好些(30
yr),heloc多
贷出来一两万的话,可以留些现金置办家具啊买车啊等等。但是不清楚贷heloc有啥坏
处呢?

取决于你住哪,这个数目在东西两岸不算jumbo,叫jumbo conforming,比conforming
的利率高0.125%。

我们的broker给了一个conforming loan的good faith estimate如下:

各个地方不一样,各种loan不一样,你上google advisor一test就知道了。
另外,即使是super conforming也比conforming要高,尤其是5/1 ARM和7/1 ARM, 30yr
两个差不了太多。但是7/1 ARM可以差到0.5%。

740+ FICO Credit Score, LTV ≤ 75%, 19 day rate lock, impound account
Conventional Conforming loan ≥ $380K, Jumbo Conforming Loan ≥ $580K.
the appraisal fee is covered.
BTW, if your loan is 15 years fixed, you only need LTV <= 80% and FICO > =
660 (around).

是的。因为Super-Conforming Loan Limit是9月30日过期,如果现在才开始准备做refi
的话,9月30日之前基本上是来不及funding的,所以现在能按Super-Conforming利率做
的可能性已经很小了。

现在的绝大部分的 conforming loan 最后都卖给 GSE (Government Sponsored
Enterprise, namely, Fannie Mei/Freddic Mac).
银行留在balance sheet大部分都不是conforming loan。

Are you jumbo loan, or jumbo conforming loan (<= $625K in some counties)? If
your case is good (i.e. LTV,FICO, etc), 4.25% is in the high end for
purchase loan in the jumbo conforming loan category, even for 45 days lock.
Anyway, the rate trend is hard to predict. Do not give hope yet.:=)

Conforming loan indicates that this loan conforms the guideline set by
Fannie Mae/Freddic Mac. So most likely that your loan principle will be with
this two government sponsored enterprise eventually.
Portfolio loan is most likely to be kept by lender/bank.
银行给的利率会在大部分情话下可能比较高。

第一个房子还有20万没还清,第二个房子要贷款50万,这两个加起来超过了62万5的
Conforming Loan Limit,是不是就贷不到第二个房子的款?
这个Conforming Loan Limit到底是所有loan的总合还是只要单个房子贷款不超过62万5
就行了?

LZ在哪个州呀?不同州的rate恐怕不一样。
不过,基本都是银行的portfolio loan了,rate会比conforming或是conforming plus
高些。

Name is not that important. Basically any loan amount > $417K will have
Jumbo in its name, such as
Conventional conforming loan: <= $417K
Jumbo conforming loan: $417 < loan amount < $625.5K (for some high cost
county/area).
In fact, San Diego county is capped at $546,250 (instead of $625,500).

In mainstream, there might be significant difference between conforming and
jumbo conforming loan. In Chinese community, the difference is within 0.25-0
.125% difference.

Depends on your loan amount. the best rate in CA we can offer is 2.875% for
conforming and 3.0% for super conforming, no cost, no impound.

jumbo loan (>450K limit)。 请问现在30年fixed 的jumbo loan rate 是多少呀?
我们这儿 Conforming loan 的limit 是450k,如果只贷450k的话, 假定30 years
fixed-rate 是3.5%。 但如果要贷500k的话, 就变成jumbo loan 了,假定jumbo
loan 的 30 years fixed-rate 是 4.25%。 如果以后不refinance 的话, 那这
30years 一直是付 4.25%利息吗? 还是付了几年mortgage 以后, 等loan 的本金变成
450k 以下以后,我的rate 就自动变回conforming loan 的 3.5%呀。 如果是前者,
那贷jumbo loan太亏了。 有人知道jumbo loan 的具体怎么操作吗?

不同county对于jombo的下限要求不同,有的county你可能50万就是jombo了,有些可能
60多万了还是特殊的conforming。
我觉得你这个应该是“super conforming”或者“agency jombo”之类的loan,就是超
出417000的普通confirming loan amount,但是没有到你county的特殊confirming上限。
真正地jombo你拿3.375%得交很多point吧。

I am not sure which state you are at. This week in California, for
conforming, 7 yrs ARM is same as 5 yrs ARM, but 7yrs ARM is better than 5
yrs for super conforming.
You can always refinance at any time after your purchase ( well, of course,
after you pass the current lender's restriction time, usually it is 6 months)

the best rate for super conforming loan was 3.25-3.375% no cost.
Lately the rate is worse. I saw you mentioned that 3.625% no point. You need
to mamke sure it is not only no point but also no cost.

ARM is always lower than 30 yrs fix. If you can pay down to the super
conforming in a few years, choose ARM program and refinance with lower rate
for conforming.

Most of jumbo customers choose ARM programs because the rate is significant
different such as arm can be lower than 3.0% but fix program will be higher
than 4.0%. Monthly payment will be alot higher. Once they have more cash
flow after purchase, such as selling old house or lower the loan amount from
jumbo to super conforming/conforming, they will refinace to better rate.

恩,大家想法其实对了,不过你也提到一个问题,你在哪个州哪个county,不是所有的
county都能够达到417000-625500的super conforming (high Balance),如果417000
是limit,那超过一块钱就是Jumbo了,那underwriting的要求跟你现在所被要求的就完
全不一样了,lender能不能接受80%的LTV也是问题了。
话说回来,如果能够走Super Conforming(High Balance)的话,还是从了吧;如果只
能走jumbo,太难;而piggyback loan(1st + 2nd),在目前这个市场条件下,敢出手
的lender少之又少。

.25%。
建议你多掏$3,000头款,把贷款金额降至$417K,可以拿到更好的利率。
