than $417K is a jumbo loan.
Conforming loans are protected by the government, if a homeowner defaults on
the loan, the gov. will make the lender whole. Therefore, less risk than
the Jumbo loan which is not 'insured' by the government.
Conforming loan rates are generally better than the jumbo loan rates.
If they raise the limit of conforming, that means more people with the 1st
loan amount less than what the new law states |

满足的情况下有机会拿到最好的rate。
2. 417K是1 unit房屋的conforming loan上限，不太知道567K是什么。目前一般417K以
上729K以下是high balance或者叫做super conforming loan，rate比conforming稍高
。不同的county，high balance的上限会有不同。如果loan amount高于729K，那么就
是jumbo loan了，rate会高很多的。 |

really bad, comparing to other time.

Broker说他熟悉的办理第2个贷款的公司turn down, he was surprised.The reason is
that we both work for < 1 yr. But is that the reason?
I don't understand if 420K can be approved, why 60K can not be approved?

1， 你这种情况是Conforming贷款， 贷款银行基本都是打包卖给Fannie Mae 或者
Freddie Mac，Fannie Mae和Freddie Mac 对Front end ratio都没有要求。Fannie Mae
对Back end ratio 的要求Guideline上是45%， 但是有是综合别的条件很好的话， 50%
以下也有可能approve。 Freddie Mac 在guideline上对Back end ratio 没有要求，
但是以我们最近的经验也是50%。
2，所谓的Front end ratio是一些贷款银行为了更好的保护自己在Fannie Mae和
Freddie Mac的基础上加的要求。对于conforming 贷款， 现在有些贷款银行对Front
end ratio 没有要求， 有一些要求41%或者以下。你所说的28%，36%等， 对
conforming 贷款不apply。以前subprime贷款很多银行有这样的要求， 现在很少听说

Cash-out refinance就把一个房子的总价值扣除已经有的贷款金额的部分（equity）作
为抵押拿cash出来。比如说，有个房子买的时候成交价是$600K，贷款了$480K，那么你
的equity就是$120K，过了三年以后，房子的市价涨到了$1M，房主需要用钱，那么就可
以从$520K的equity中拿一部分出来，比如说，拿出来了$200K，且当时原来的房贷剩的
balance是$400K，那么新的总贷款金额就是差不多$600K，申请cash-out refinance的
银行会用这一个大贷款付清原来的贷款，剩余的就是可以拿出来的现金，原来的银行的
贷款被close掉，只剩一个大的。
二. 什么样的房子可以做cash-out refinance？
大体上普通的1-4 unit的single family house, multi-unit house, townhouse,
condominium都可以做cash-out refinance，只不过有些lender有些特殊的规定，例如

PF 确实于6/2日突然提升了5/1 and 7/1 ARM 的利率，特别是7/1 ARM--Conforming Loan，现在purchase 的rate至少3.125% or 3.25%, 我们很Lucky,几个purchase 7/1 ARM 都在15天之内把 final docs 送到title， 而且拿到2.875% 的利息，No Points, No costs.

养房子， 试看20-30年以后， 孩子长大了， 会非常感谢老爸，老妈的英明远见的。
而且根本不影响你换大房子， 只要有 20% 的down payment。 我们完全可以用
departure house 的可能租金 来计算DTI. 非常容易的事。
所以， 现阶段，做Conforming 和super Conforming 的客人， Fixed rate 才是最明

There are two kinds of 民主:
1) 形式民主 (a procedure is followed to show the decision conforms to most
of people's opinion),
2) 实质民主 (the decision conforms to most of people's opinion).
Mao did not set up a real 形式民主 (人民代表大会 is not counted).
Mao tried to set up a 实质民主:
a) people's voice can be easily heard,
b) people within a unit form a committee of the unit, and the committee make
decisions for some problems with the unit.

一
自有良心的媒体和学术界人士深入开展揭批学霸、学奸、学贼汪晖的工作以来，成绩突
出，形势喜人。到了今天，可以说汪氏的问题已经无所逃罪天下，可以立刻盖棺论定，
直接开除出学界了。笔者生性愚钝，见事不明，不仅未能参与到这个伟大的运动中去，
最初还一再为汪某辩护，是非颠倒，黑白不分，如今思之，惭恨不已。如今总算如梦初
醒，回头是岸，想要为打汪晖运动出一把力，但揭批汪晖的，从林毓生这样的老牌名宿
，到王彬彬等中坚学者，以及vivo等青年才俊不计其数，宏文妙笔如漫天星斗，又如黄
河泛滥，一发而不可收拾。多笔者一个不多，少笔者一个不少。好在一个汪晖倒下去，
千百个汪晖站起来。像汪晖这样隐藏得很深的伪学者名流还是很多的。在打倒汪晖后，
深入揭批学界问题已经成为刻不容缓的急务，笔者愿为此略尽绵薄之力。今天要谈的就
是又一个汪晖式的伪学者——朱学勤！
