There will be a problem in the future. Not many people can pay in Cash. So
the price in that Condo won't go up.
You can also check with Condo Association. Give them a call. find it out.

like 5% downpayment. That also probably imply that certain percentage of the
condos in that building are rentals, which is why it is not FHA approved.
Think like this: If you don't live there in the future, it could be easily
rented. But you and future buyers need at least 20% downpayment to get the
loan. It has pros and cons.

your loan in their portfolio and not sell to the secondary market. You have
to put 20 to 30% down payment to get this type of loans.
The building is not Fannie Mae approved, ask the builder to cover your
closing cost. If the location is good, eventually the building will be
Fannie Mae approved. You can do a re-finance it in a few months.
In general the market is stabilize in most part of NJ especially Jersey City
and high rating school districts. I will not pass this house just because
it is not Fannie Mae approved. You should try to use this condition to
negotiate with the builder to get a good deal.
