If you use impound:
- you will have better rate OR same rate with better rebate
- you need to have some reserves in your impound account for 4-6 months
property tax and insurance
- you will pay the mortgage + property tax + insurance + interest monthly
your lender in one bill payment
- you don't need to deal with insurance agent or county at due time and
lender will help you to take care
- once you payoff or refinance, your balance in the impound account will be
returned back to you with interest
- but if you decide to switch the insurance company, you have to inform
lender for the changes. If lender miss the payment for the property tax, it
is your responsibility so you need to double check.
If you don't use impound:
- rate is same or higher/ rebate is less
- you don't need to reserve a few months property tax and insurance all the
time with lender
- you deal with your tax and insurance with county and agent directly.
everything is under your own control.
So overall, if you can get same rate no cost, most people prefer to have NO
IMPOUND. But if you can get a lot higher rebate or rate can be lower with
impound, people will go with impound account. Only when your credit score
is too low, lender will need you to have impound mandatory.

and rate might be different.
When your agent quote rate for you, always ask if this is with impound or
not.
