people will choose impound account if the rate can be lower or rebate can be
significant higher than the none impound.
you need to reserve 4-6 property tax and home insurance in the impound
account. Lender will help you to pay the bill when it is due time.
Pro:
1. might be lower rate
2. might have higher rebate
3. automatically pay the property tax and insurance on behalf of you, in
case you forget to pay, one mortgage bill to cover all every month
Con:
1. you have to resever the certain balance in the escrow account
2. lender might miss the payment when the due time
3. you must notify the lender if you switch the home insurance agent
That is all I can think of at this point.

我的90%的client是拿impound.

除非lender要求。
