usually we don't use them to qualify the loan, unless you can prove that
those money are the fixed incomes in the past 24 months and also will
continue to come in as same or more amount in the coming year, which will be
very difficult to provide.
Single income does not matter for purchase but it will depend on your loan
amount and DTI.
What is the reason that your loan didn't go through? Is it due to high DTI?
for conforming loan, most lenders request DTI < 45 but there do have some
banks are ok for DTI < 50%.
