但redfin的rebate可以让你出更高的价阿。给rebate是大趋势.

意吗。没什么区别吧.

我曾经问一个agent可否带着看隔壁的区，他说他制作这个区，可以给你推荐隔壁的
agent，但是我还不高兴，后来发现这个区的agent经常一起开party，房子没上市就先
在小圈子问过了，所以外面的人有时候都没有看到listing，人家上市直接就pending

的commission 是5% 不是 6%， 也算是有了一点折扣.

没看懂。用local agent不一样要分佣金，一样有可能被match吗？跟redfin agent有啥

量。
有的时候在trulia， zillow 之类的论坛里看看，就发现有些listing agent明目张胆
的反redfin，就算redfin出价再高就是不卖给redfin。而且，据说redfin agent普遍不
够专业，搞得listing agent只拿到佣金的一半却还是要承担dual agent的责任才能让
deal顺利close。恶性循环，以至于redfin更遭人讨厌。
当然，有些listing agent是redfin associated realtor，这样子的房子通过redfin估
计容易买点。再怎么说，亲戚总是要互相关照的。

general. It's more about the way that Redfin agent works. traditionally an
agent will work with a client from beginning to the end. so for buyers, it
starts from showing till closing. Redfin is trying something new by making
it more like an assembling line. They have field agents who's job are just
showing and paid by work load and desk agents who will handle the paper
works. Doing so, redfin can make its agents working more efficiently. on the
other hand, redfin agent doesn't really work for any one since a
transaction has become a part of their daily work. Their desk agent will
only work 8hrs a day and 5 days a week and they don't really care about
whether a deal can or can not go through since it is not the agent's deal,
but he/her job. All these makes it hard for tradition agents to work with
and that is the reason why. whether or not to work with any agent is a
personal chose and you should follow your feeling.

我觉得用redfin agent, 你自己要做好大量的Home Work, 当然给自己买房子， 即使用
local agent, 也要多做Home Work，把主动权掌握在自己手里。
感觉用redfin agent有两大好处：
1）Rebate 直接了当；
2）不Pushy, 我用redfin agent前后一年， 从未感到他们Pushy。
前面有人说redfin agent是坐班制， 责任心不强。这一点上我用的redfin agent根本
不是这样。 从递Offer,negotiation, inspection, final walkthrough, final
walkthrough issue resolution, 我的agent都尽职尽责， followup, turnaround 都
很快。 当然这也可能是case by case, 但local agent不也如此吗？ |
