Seller要$15000.00的earnest money. Seller的合约里还有这么一段话
PROSPECTIVE BUYERS ARE ADVISED THAT THE INITIAL EARNEST MONEY (AFTER LOAN
APPROVAL OR WAIVER OF THE FINANCING CONTINGENCY AS SET FORTH IN SECTION 3(b)
), DOWN PAYMENTS AND OTHER ADVANCED MONEY WILL BE RELEASED TO SELLER AND/OR
WILL NOT BE PLACED IN A NEUTRAL ESCROW. THIS MONEY WILL BE PAID DIRECTLY TO
SELLER AND MAY BE USED BY SELLER. THIS MEANS THAT BUYER ASSUMES THE RISK OF
LOSING THE MONEY IF SELLER IS UNABLE OR UNWILLING TO PERFORM UNDER THE TERMS
OF THIS CONTRACT.
尤其是最后一句话,如果seller不愿或不能执行合同条款,buyer将承担损失。Buyer还
必须在这段话的下面签initials. 不知道是不是买新房都是这样的吗?

新房子是不是很多都这样啊? 现在人家都不愁卖,所有买家的合同都一样,你要买就
得签啊。

新房子只要是签了合同,seller不卖给你的可能性很小.

I know someone signed to buy new house. And the seller changed mind and they
still have not get the deposit back yet after almost 2 years and law suit :

我的builder让我交20% down payment,后来发现不是这么回事,但是当初签的当时还
是交了一万。我后来发现不是这么回事,就没交剩下的,他们也没催。真是能骗就骗阿
。而且这个builder还真不是针对我一个,看网上很多人都交了一万以上的deposit。
现在还挺着呢,因为合同把这个数字写进去了,如果他们再和我要剩下的,我就说我不
打算交那么多down payment了,该贷款计划,估计他们也不能怎么样。
