Seller着急卖,要求把termination notice时间减短到21天。靠谱么?
我的理解是:
我5天内提交loan application 就hold了financial contingency,那么21天没有
approve,只不过他们能提前terminate。这对他们有什么好处?再重新卖过?为啥不再
等几天等我approve?
这里头有啥套头?

那更没意思啊,关键是terminate掉对他们有什么好处?再卖过难道比等几天卖给我快?
是不是到时候他们可以要backup offer?

如果到时候被terminate了,我除了application fee, inspection fee以外损失多少?

对, 到时候他们可以接backup offer, 如果你remove 了contingency, deposit就没了
吧. 21天close是大多数银行的极限时间了, seller这么要求挺过分的

不remove吧,是这个:
a. Right to terminate Notice: at any time 21 days after mutual acceptance,
Seller may give notice to Buyer that Seller may terminate the Agreement at
any time 3 days after delivery of that notice.
b. Termination notice: If Buyer has not previously waived the Financing
Contingency, Seller may give notice of termination of this Agreement any
time following 3 days after delivery of the Right to Termninate Notice. If
Seller gives the Termination Notice before Buyer has waived the Financing
Contingency, this Agreement is terminated and the Earnest Money shall be
refunded to Buyer.
Waiver of financing contingency:
If Buyer (1) fails to make application for financing for the property with 5
days 2) changes the type of loan without Seller's prior written consent or
change the lender without Seller's prior written consent after the agreed
upon time to apply for financing expires.
If not waived, the Financing Contingency shall survive the Closing Date.

我理解是5天内提交并且之后不改lender,就不waive,那么借不到的话,Earnest
money是我的。
