contingency, if you like the contingency, insist on having it; otherwise,
walk away.

Appraisal contingency最好不要放弃。不过有一个妥协条款，就是说如果appraised
value比买价低，seller必须把价格降到appraised value，否则终止合同并付你的
appraisal fee和inspection cost。
rent back是正常的，但是你必须考虑到seller不但赖着不走，并且很可能拖延closing
。如果无限期拖延的话，你贷款利率lock以后会过期。这些情况，你要在签合同的时候
弄清楚。（比如如果你rate 过期了到时候利率不如现在的利率，seller需要帮你买点
，又比如closing date绝对不能延期超过15天，rent back的时间也不能超过15天。。
。或者你索性让seller延期一个月closing但是不让他们rent back，但这个时候你锁利
率要锁得长一点时间）。。。

是挺麻烦的。
